Cityplace in Santa Ana

I thought all the live-work places faced either the parking lot or main street. Aren't all the places in the back just townhomes? I've been a few times, and I've never been sure the Harvey Bags store was a real store and not just a Potemkin village show. Interesting that it's a real store. It is the larger plan, which is just barely adequate for a boutique-style store. Unfortunately that's the minority of the live-work space - most have room only for a desk and the handicapped restroom.
 
Did she redecorate to sell? The decor looks great, but it's in a blue-and-brown style. I thought that was really recent. Or am I not keeping up with the times?
 
This place seems nice but I can see parking being an issue in the future especially with visitors! I don't think there's a pool at the place either. =T

I has been there at the city place and the seller (romayne,wayne miller, and another lady) was dishonest .... so gruff....and rudeness?. Must pre-qualify with denise at wellfargo and that Denise?wellfargo is a very low class & dishonest person that make you run away!.



________Question 1) Why must be pre-approve by denise at wellfargo bank? She never return your phone nor answer her phone. You must phone and beseech for her to review your application. ???? LOL



________Question 2) Those Seller are dishonest and they tried to block you to see the owner whom making decision......

I submit my offer and the seller above refused my reasonable offer right away ......Can the seller make decision about my offer right away without asking her/his boss ????





________Question 3) Please, can someone verify the city place will fall into the orange school and not BAD santa ana's school district ? please



________Question 4) The townhouse look like the condo has no guess parking. And almost all Asian people way of living is parking their car outside the garage as they use the garage for storage..... Can guess parking at the shopping outside near the Mothers market OR can I parking my car there for a long period of time (perhaps few days or few week or monthssssss) without ticket or tow-away ?



________Question 5) If I bought the property at the city place then is it safe for my daughter park her car at the shopping outside at mid-night and walk by herself to the condo/townhouse ? (this is Santa Ana)



________Question 6) The memory/lawson street has "no-parking" sign on the street ...so if all the loft facing that street has been sold out for office.... then santa ana city will change the sign and allow customer/client parking or not ?

Since many buyers are low balling the selling price Denise would first check for the credibility and financial qualification of the interested buyers before the developer Mr. Bisno start wasting his time on the negotiation process. This project is very close to Korea and Vietnamese Town so there are numerous immigrants looking to buy but do not qualify due to the lack of credit.</strong>

<strong>It is extremely rude to look over the shoulders of the private business matter of the selling party since discreet financial information is private and the model home does not have a closing office with locked door so offer this common courtesy to the seller by not sticking your face into their business. In some ethnicity's this may be allowed but in America even a foreigner like me learned this quickly.</strong>

<strong>Entire NE quadrant of Main and Memory Lane falls into Orange Unified School District. Asian parents with lauguage barrier all desire to have their children to be smarter and it is an admirable trait.</strong>

<strong>You can't not park your vehicle in the retail parking lot period. At night after the shops are closed it is very obvious to spot the cars of violators and the car would be towed. During the day it is difficult to enforce parking violations since too much vehicular activities in the parking lot.</strong>

<strong>Your daughter should not park her car in the shopping center parking lot and walk back to her unit. She should park in your garage. It is not just an Asian habit to store things in the garage and try not to make me talk about what garage is for.</strong>

The market does well during the week between 11am and 5 pm when you are not at City Place. The St Joseph hospital staff and nurses are health freaks and they must have organic produce and natural non processed foods. </strong>

That was very kind of your to reply, bkshopr. At first, you had me laughing at your generalizations, but then it got me worried. My wife and I were strongly considering City Place, but the three major risk factors were the following:



1) The exterior paint schemes reminds my wife of the slums of Rio, but in my opinion, in looks like a college dorm building. We talked to the HOA and they said the colors will never change since they were decided by the city.



2) We don't know what the neighborhood (in terms of people, traffic, retail, etc) will look like after things have settled.



3) Parking is not a factor since we have two small compacts, but we like to entertain and were concerned that if others in the neighborhood like to entertain at the same instance, parking can be incredibly scarce.



Based on your responses to kim_eric, my interest in City Place just descended several rungs down the ladder.

Thirdly, BK just took the time to answer your questions, which should have earned him a big thank you from you. Instead, you insult a man whose knowledge on these subjects is unsurpassed. I suggest you very humbly apologize to him and then thank him or go find another board to uningratiate yourself at.

Because I has bad responsed by those seller.....if I offer too low then please give me an advice on the price before turn down and never return email or phone.

Also, I working at the mothers market on and off.....the mothers market has not enought customer to survive as you may passing by there to see by yourself...I don't think Mothers market will last long .....also, my wife working as a nurse near by......Again, SORRY BK</span></span>.

I don't want to be condensation but any korean worth their grilled meat knows that the yogurt business model is akin to the gas station or starbucks business model. The more clustered together, the more money they make. I'm joking of course, i thought if I got kim_eric to buy a unit, i'd have done my part to stimulate the oc economy.

Thank You for your advice, but I got approved by another home loan for 4.5 APR but CityPlace refused and ask me to go with their wellsfargo with 5.25 APR approval .

<strong>Steven Ehrlich the architect is well known for modernism and in particular campus architecture. The 2 projects at the back were designed by another architect and some what piggy back on the same color scheme.</strong>

<strong>It is too quiet at night and traffic is usually busy between Mon-Fri from 11am -6pm. The weekends and nights at Cityplace are usually a ghost town.</strong>

<strong>I have observed party guests park in the retail parking lot as long the cars are not left there overnight. No one ever gotten a ticket that I've heard.</strong>



<strong>Cityplace is not really a place for entertaining outside. There is no amenity. For some people this is ideal because of lower HOA. Several surgeons from St Joseph bought the lofts as party pads because their wife did not want to open up their homes in Floral Park.</strong>



<strong>Attorneys also bought lofts for their businesses.



I do not see the TH conducive for entertaining. Asians like this type of project due to lower maintainance (no yard) and industrial aesthetic.</strong></blockquote>
