Cool. That was a while back, you mentioned when you were planning to upgrade your master bathroom.

That would be wonderful qwerty! Thank you so much. What are you thinking of doing as far as upgrades? Which strada residence do you have? Thank you again :)

Might not answer your question or help, but we're upgrading quite a bit in the master bath. It's such a small master bath (at least in the Plan 3) for a "million dollar house," that it just seems like you have to spend some money here to make it nice.

We're planning: freestanding tub, wiring & switch for light fixture above tub (chandelier), framed separate mirrors, wiring & switch for sconces near mirrors, frameless shower with thicker glass, and cabinet in commode.

The cabinets will be upgraded, counters too, and maybe some tile. We like Strada's "Silver Pearl" design palette for these upgrades.

Perspective are you doing your upgrades with the builder or after COE?

We have thought about it several times. The time you are referring to was last summer I think. This is a new estimate

I live in Columbus square in Tustin but my house is very similar to strada plan 3. Our master is pretty big. The quote is for two six foot countertops, the shower walls, frameless shower enclosure, tub enclosure/surround. The material is Quartz and the shower walks and tub areas would be slabs to minimize grout lines. The countertops are the same Quartz as shower/tub.

My AT&T service for cell --- signal is very poor, only one dot! People say they can't hear me at all ; even speaking loud doesn't help. Any comments?

Aries -- Is this inside the house or even outside? -- I had noticed that usually it drops more when you are inside -- not sure if its is because of the insulation etc --  I spoke to the construction guys out there some time back and they said that off all the different services out there, ATT was better than the verizon or T-mobile -- Can any of the current residents comment on this pls?

Maybe ,time to check with ATT for a micro cell -- I think they provide it free.
http://www.att.com/att/microcell/
I spoke with the AT&T cell service  they think the homes are built with some kind of insulation material  and they are not responsible for the structural properties of your home! We can buy a micro cell for $150 bucks!. They are not free; however they offer a $75 coupon!  Something I will have to think about  since we are moving this week end!  If I have to go to the street to make a call in the night that sucks!

Aries, most newer cell phones feature Wi-Fi calling which routes the call over your Wi-Fi network if the cell signal is poor, thus negating the need for the micro cell.

You can only do Wi-Fi calling on iPhones if they are Sprint or TMo.

It's a pretty good chance that Aries has an Apple product so I'm guessing that's the issue.

I really like the "Silver Pearl" design palette very classy, sophisticated and chic. That's the look/style we're going for downstairs in the kitchen/greatroom/conservatory.

From the sounds of it I'd love to have your Master Bathroom...... It's going to be beautiful! (Especially love the freestanding tub with the chandelier). I think we are already past the cutoff date for the freestanding tub. What was the price of that again? I'm curious why you're doing to individual mirrors (instead of the one large single rectangle mirror). Are you planning on doing a decorative light piece in between? Also, are you planning to upgrade the floors since the "Silver Pearl" design palette doesn't seem to go with the 4 standard color tile choices for the bathroom floors.

Is it possible to breakdown the cost of your upgrades for the Master Bath if you don't mind? Thanks a bunch

We'll be upgrading the floors throughout. It's still an open question whether we'll be doing this with Strada or after COE. The freestanding tub is a Stage 1 item. You have to decide on this within 30 days of the Phase release. We could go with one large framed mirror in the master, but we'll likely go with two separate framed mirrors. It just breaks-up the space well.

I only know the costs available from the design center. I don't know how much counters and tile will cost. Here's the list:

$4,800 freestanding tub
$1,350 frameless shower with thicker glass
$150 wiring with dimmer above tub
$600 cabinet in commode
$250 wiring two sconces
$650 framed mirror
~$700 quartz counter
~$1,000 tile backsplash, ribbon in shower to break-up white tile, and possibly around freestanding tub on wall
~$1,000 upgraded floor tile
~$10,500 total

We won't do much to the other baths, other than counter and splash upgrades, framed mirrors, cabinets and flooring.

got the estimate for the master bath. $9800 excluding the frameless shower, that would be another $1200-$1500 through their referral. So the total is 11,000 - 11,500. In line with our estimate we got last may from Hardwood flooring Depot.

Demo and haul away of vanity counter tops and plumbing is $400
install of two undermount sinks $500
two six ft countertops for the sinks is $1,500
the shower walls and tub surround are $6,000
hot mop, damn wall, shower drain, etc is $500
demo of shower walls and tub and haul away is $500
framework for tub/shower is $400

so 2,400 for the two vanities and 7,400 for the showert/tub + 1500 for frameless shower enclosure. this is for quartz throughout. hope this helps.

Your shower walls will be quartz? Tiles or large slabs?

the shower walls and tub surround will all be slabs of quartz to minimize any groutlines. this is the look we are going for (in a different color though)

That is HIGH end! Goodness gracious. Now I feel cheap for considering keeping the 6" white tiles and just adding a 6" ribbon around 4' high of fancy tiles in the master shower.

Nice.  Woulda been $12k+ just to do the shower wall in slab through the builder for my house.

12k just for the shower stall. Damn. The builders margins on the upgrades are insane. We already new they were but it's eye opening every time it's confirmed with third parties.

Did anyone go the Meet The Builder event yesterday? Anything interesting?

We learned the date they'd begin dredging our lot (preparing it for foundation framing) and that Strada expects your home to be completed 119 days from this date. Good news, since this moves our COE from Christmas Eve to early November.

If you hire a contractor and like the quality of the work, get the name and phone number of the worker who actually did the work and next time you need something done, just call the worker directly instead of going through the contractor and paying the contractor premium.  Mexican craftsmen have no loyalty to their white employers.  To pull this off, it helps to speak Spanish and you may have to buy and deliver the materials yourself because these Mexican guys probably don't have a credit line with the material suppliers.
