Two houses down from us 4-5 foreign students type moved into the plan 3 rental.  Also at $4800...

But I have to say, other than having some unsightly stuff, they've been ok so far.

What did bother me was yesterday two cars full of non-foreign kids (high school is my guess) sped to the end of our CDS with loud music blaring, hopped out of the cars with towels like they are going to the beach, and proceeded over and down the little hill/burm.  I have no idea what they were up to.

Not many upgrades chosen in this house. I count the upper cabinets with glass (~$1,900), pendant prewire (~$150), and stair handrail in stain (~$1,900). These pics might answer an open question here - Where does the builder "cut" the standard tile and start carpet in the kitchen/dining area. So, you'll have carpet under your dining table in this house.

Not upgrading to a California room or conservatory sure allows into the living room more light. I'd like to see the pics once the landscaping is done. The setback appears decent (not just 10' like the models). If this is a rental though, the owner will likely hardscape most of the yard for easy maintenance and use, with greenery just trimming the block wall.

Noticed another upgrade in this rental, a wise choice, four flush lights in each bedroom (~$800 with dimmer, per room).

I'll speculate that Lot 122 Plan 3 is still available due to the fact that the next three releases include Plan 3s with larger lots than this one, and will be positioned with better views on similar sized cul-de-sacs.

I'll be at the sales office tomorrow for the "Meet the Builder Luncheon." I hope to meet some neighbors. Will anyone else be attending?

Same for Lot 98 Plan 2. Copper Mine has a scenic view at the end of its cul-de-sac making this one attractive. Lot 98 doesn't look big, but bigger than the model's lot, no? There will be Plan 2s in the next few phases with bigger lots and nice views.

Completely agree with you Perspective..... A little paint can go along weigh. Especially if you upgrade to larger crown molding after COE (which we plan on doing).

Does anyone have any suggestions on how to make the Master Bathroom look nicer without putting thousands of dollars into it?  We're already over budget so ANY ideas will help! Thanks! :))
 
Also, does anyone recommend any good Contractors and Landscapers? We are definitely putting in flooring (most likely wood tile) after close of escrow. We won't be able to make it to the Lunchin unfortunately but excited to meet our neighbors soon : )

I meant to say I hope the renters  are not students, I prefer friendly Canadians who  needs southern California sun & fun!

Yes, IMO  for SFH compare to Irvine company apartments. We have in Irvine for 23 years now!  OH home is the third and the last one probably!

Here is our story, We were living in 3500 SQft home in QH we sold it in March2015 because we became empty nesters and  wanted to down size.  We had to stay for 3 months in a apartment till  our OH home is ready.  We stayed in Villa Seina apts at Jamboree Road and the rent was  $3100 for 1250 SQFT apt!!

Don't worry-- We just moved in this weekend; and already few landscapers are ringing the doorbell with credential to do the landscape work and asking for appointments!

You mentioned before that you're doing a loft to office conversion. Does this include putting up a wall and door? I want to do this but any input would be appreciated.
No, we are building an open office with all built-ins , without Door, & wall! I like the open & high ceiling visible from entry way!

Major bathroom upgrades should have been done with the builder.

I'm guessing for a small update: paint the bathroom, replace the sink faucet, change the light fixtures, crown molding, get a nice rug  ;)

Thanks for the ideas eyephone. We would like to upgrade the Master Bathroom Countertops. The upgraded granite/marble countertops are nice but a little too expensive. Our Designer gave us another option and recommended to upgrade the Countertops to a "Piedrafina Solid Surface Countertop With 6" Splash" for $741.00; which is cheaper than upgrading to the nicer granite/marble material countertops but nicer than the standard White Cultured Marble Countertop.

The standard "Matte White Cultured Marble Countertop with 4" splash" is just hideous. Looks very cheap.
With the upgraded countertop you also get more backsplash length (4 inch to 6 inch) which is always nice and generally the Piedrafina Countertops look much nicer than the standard White Cultured Marble Countertop.

I think the Piedrafina Solid Surface Countertop with a beautiful Framed mirror will hopefully make the Master Bathroom (in Residence 3) look a little more appealing.

We'd love to upgrade the Shower Tile and Tub surface but think it may be too costly.
Curious to see if anyone upgraded their Shower Tile and Tub surface in their Master Bathroom? If so, what are the starting costs for basic level 1 or 2 tile? Thanks  :)
 
Might not answer your question or help, but we're upgrading quite a bit in the master bath. It's such a small master bath (at least in the Plan 3) for a "million dollar house," that it just seems like you have to spend some money here to make it nice.

We're planning: freestanding tub, wiring & switch for light fixture above tub (chandelier), framed separate mirrors, wiring & switch for sconces near mirrors, frameless shower with thicker glass, and cabinet in commode.

The cabinets will be upgraded, counters too, and maybe some tile. We like Strada's "Silver Pearl" design palette for these upgrades.

I really like the "Silver Pearl" design palette very classy, sophisticated and chic. That's the look/style we're going for downstairs in the kitchen/greatroom/conservatory.

From the sounds of it I'd love to have your Master Bathroom...... It's going to be beautiful! (Especially love the freestanding tub with the chandelier). I think we are already past the cutoff date for the freestanding tub. What was the price of that again? I'm curious why you're doing to individual mirrors (instead of the one large single rectangle mirror). Are you planning on doing a decorative light piece in between? Also, are you planning to upgrade the floors since the "Silver Pearl" design palette doesn't seem to go with the 4 standard color tile choices for the bathroom floors.

Is it possible to breakdown the cost of your upgrades for the Master Bath if you don't mind? Thanks a bunch
 
Also, I just wanted to add that I love Residence 3 the most, but I prefer the Master bathroom in Residence 1 (the 2 seperate sinks with the tub separating them). I do like how the master closet is NOT inside the master bath but instead inside the actual bedroom, in residence 3.
I guess it's all personal preference........ ;) I just like my closet in my bedroom not inside my bathroom (the thought of finding clothes while the bathroom is steamy after a shower) bothers me lol.
