Orchard Hills - Strada by Irvine Pacific

The increased traffic on Culver/Orchard Hills Dr. once The Groves on the northeast side and the future OH neighborhoods are built-out concerns me too. I'm hopeful the ~20' hill/berm at the end of the Copper Mine cul-de-sac, in addition to the ~20' tall maturing trees that will fill out further, will act as a scenic traffic noise barrier. We shall see...
 
I spoke to the Sales Office and here are the prices for the current Residence 3 and 3X's for Phase 15:

Lot 128: Plan 3X: $1,244,400 (Larger lot).
Lot 125: Regular Plan 3: $1,254,300 (Larger lot).
Lot 122 Regular Plan 3: $1,179,300 (Smaller lot).

So is Lot 121 a 2X and not a 3X?

I'm not sure what the premiums are for the larger lots. If anyone knows..... Please share  ;) Thanks!

If Lot 122 isn't Tuscan or Monterey elevation (with the $10K premium), then it looks like the base price might be $1,170,300. So, roughly ~$5K higher than the last phase (14), which was $5K higher than the previous phase (13).

Lots 122 & 125 are huge - I believe larger than 6K sq ft, when the typical Strada lot is less than 4K sq ft.
 
Lot 122 is a 3G so I think that has the stonework and is a regular sized lot.  The larger lots in Phase 15 are 125 (3E), 126 (1GR), 127 (2ER) and 128 (3XD).  Even though 128 is on Horseshoe, it's an excellent sized lot with a nice square yard - it's sold of course.  The other lots have odd-shaped yards, but that doesn't seem to have impacted their desirability - 125 (3E) had 126 (1GR) have sold already.  I anticipate this phase will sell out quick.  Congratulations new Strada homeowners!

Yup 3X has already been sold. They are going like hotcakes!  >:D >:D
 
G = Italian (no elevation premium?)
D = Tuscan $10K for stonework
E = Monterey $10K for balcony
C = Spanish (no elevation premium?)

This is why I think the $1,179,300 is the base price for Plan 3s is Phase 15. I don't know if Lot 122 had a location premium (fairly certain it didn't include a size premium since the lot is typical).

Not many upgrades chosen in this house. I count the upper cabinets with glass (~$1,900), pendant prewire (~$150), and stair handrail in stain (~$1,900). These pics might answer an open question here - Where does the builder "cut" the standard tile and start carpet in the kitchen/dining area. So, you'll have carpet under your dining table in this house.

Not upgrading to a California room or conservatory sure allows into the living room more light. I'd like to see the pics once the landscaping is done. The setback appears decent (not just 10' like the models). If this is a rental though, the owner will likely hardscape most of the yard for easy maintenance and use, with greenery just trimming the block wall.
 
There's always going to homes going up for rent - luckily for Ariesinapril it's across the road and not next door.  :P

It's the shame the upgrades are minimal as it's a nice lot with good views on a quiet street.  Too bad they didn't paint the interior at least. 

The "cut" for the Plan 3 is impractical for the reason you say.  I suppose you could continue the tile through to the dining area after COE and extend it down to meet the tile in the entrance but it may make the family room appear smaller.

To be completely fair, some light paint to break-up this WHITE house would go a long way. Stage it just a bit too, and it wouldn't look as terrible as it does.

Thanks for the update. I was wondering why there is no activity at the opposite house; though that escrow closed a week before ours! $4800 very cheap rent indeed! I hope and pray that 10 foreign student move-in to that house :(
