If you hire a contractor and like the quality of the work, get the name and phone number of the worker who actually did the work and next time you need something done, just call the worker directly instead of going through the contractor and paying the contractor premium.  Mexican craftsmen have no loyalty to their white employers.  To pull this off, it helps to speak Spanish and you may have to buy and deliver the materials yourself because these Mexican guys probably don't have a credit line with the material suppliers.

i did that with the stucco guy and the cabinet guy our builder used.

Did you get to meet your neighbors and the buyers from the previous phases ( I think maybe phase 10 onwards?). How was the attendance with the lunch being on a weekday afternoon ? -especially Monday which must be busy for a lot of people.

Yes, I think the last three phases were invited (12-14). I'd guess ten homeowners/families attended. I don't know if that's a good turnout, but certainly less than half of the homes sold in these phases were represented. It was nice meeting and talking to some of the families.

One of the salespeople joked to me that she knows some of us very well, and some not at all. She said she only sees some buyers a couple times during the whole process. She knows me. I've been there at least every couple weeks since January trying to get the right lot.
 
They're really building fast over at Strada.  Within a year of the grand opening weekend (who remembers the craziness with all the buses?!), they have sold 14 phases and completed 10 phases.  It looks like some of the homes that have closed escrow remain unoccupied; weeds are growing in a number of yards and fliers littered around the front doors.

Wonder what is the demographic of Strada.  Mostly Asian is a no brainer...75%+ Asian?

Why does Quarter Horse continue to look so cramped compared to the other streets? 
 
whats the deal with those homes that remain vaccant after COE? People who have too much money and buy just to buy?

There's a good mix, but 75% Asian is stretching it.  What I have noticed is that a lot of residents have lived in OC for years. 
 
The demographics seem to mirror every other Irvine neighborhood.

The HOA takes care of the parkway (other side of sidewalk) but not the front "yards."
 
Our next door neighbor has been continuously renovating since COE and haven't moved in.  I have no idea how much renovation they can be doing on a brand new house. It's been 2 months.

Some foreigners just invest, not necessarily their primary residence.
Some may rent it out.
Others, well, guess if you live there, you can ask once they move in, sometimes it's just timing of selling their other house.

Another home is Asian Indian, other than that we all have slanted eyes and are bad drivers.

A realtor I know "manages" two vacant houses in Willow Bend for clients. They were purchased solely as "investments" with no intent to rent, at least for now.

Care to share how much you're spending on landscaping and what you're having done?

So, 1/14 or 2/14 homes, that's >75% Asian. 

I've been told by many that real estate in Irvine is considered "cheap" for foreigners.  They seem to have no problem just parking their money here in real estate, not even bothering to rent it out.  I guess it could be good/bad for the residents.  On one hand, you don't have neighbors to deal with, on the other hand, there's not that sense of community.
 
It's only bad if they all decide to liquidate at the same time, don't know what kind of scenario would cause that as these investments are like their extra cash that they don't know what to do with...

Is your street IUSD or TUSD?
I am TUSD. I think the IUSD side is even more Asian, specifically Chinese. For the Chinese these are relatively cheap. Homes in China go for far more for far less and they are almost like condos. On top of that much of what they buy are considered leases since everything is state owned. As for my landscaping, I have yet to start. I got denied for my 1st try, the HOA is very picky when it comes to exact measurements. Everything needs to be specific and written as so.

It's viewable from the very end on the Quarter Horse cul de sac and the open ended street. The fireworks are just over the ridge at the Groves.
