Orchard Hills - Strada by Irvine Pacific

NEW -> Contingent Buyer Assistance Program
Hey guys for our Residence 3 we are upgrading the Standard Kitchen Countertops to a Level 2 Granite/Marble.
We checked out Arizona Tile and Marbolis and saw a couple slabs that we liked.
We are staying with the Standard White Cabinets to hopefully give off a "bigger kitchen feel" and want a neutral tan countertop with light beige/light grey hardwood flooring. We're trying to go for a modern classic look.
We liked one Granite slab called "Colonial Cream" and one Marble Slab called "Bianco Carrara." Any thoughts on these specific choices?
What's everyone's ideas regarding granite vs. marble? From all the Level 2 choices the Colonial Cream Granite and Bianco Carrara Marble seemed to go well with the look we're trying to achieve ; )

Would love to know if anyone of you are familiar with these two choices and also your opinions of granite vs. marble for Kitchen Countertops. Thanks! ;)

Share some pics (I know the color never comes through in the pic, but...). Our first design appt is on July 1st. I'll check these out.

Are you upgrading to the MDF white cabinets, or sticking with the standard laminate?

Is the standard white thermafoil?

Don't know how that marble holds up but it's beautiful.

And here are pictures of the Colonial Cream Granite

We're sticking with the Standard White Kitchen Cabinets. We viewed the upgraded white cabinets and honestly couldn't tell much a difference ;)
The Residence 2 "Model" has the Standard White Cabinets in the Kitchen and the Residence 3X "Model" has the "upgraded" White Cabinets in the Kitchen. Not much of a difference to us :)

I have to check if they are thermofoil cabinets...... So much information I get forgetful ; )

Here are pictures of the Bianco Carrara Marble.

You'd be crazy to pick marble for a kitchen countertop.  It looks beautiful but is just too porous.  One spill of red wine and it's over.  If that's the look you want, you should consider quartz...  same look, but cheaper and easier to maintain.  I believe Caesarstone has a Bianco knockoff.

I strongly agree about marble. We had marble on our master bath floor in our last house. Even water created stains that required a robust polishing with a baking soda concoction to remove the stain. This is so, even though we sealed the flooring annually.

I've been seeing a lot more Marble being done in kitchens. The Calacatta marble being the most popular (but WAY over our budget)....... but the Bianco Carrara which looks similar is the better option price wise.

Both the managers at Arizona Tile (Rick) and Marbolis (Will) were telling us at that the Bianco Carrara Marble has been one of their top sellers.......... I just love the look of the Bianco Carrara Marble especially with the White Cabinets.

For Level 2; there's really no lighter granites for the Kitchen Countertops unfortunately; unless we looked over something.  There are some Level 3, 4 and 5 granites that are lighter in color but we're trying to stay within Level 2. We are also getting the "Full" backsplash which was recommend by the builder and our Designer.

I have the same thought too.

Here's pic of Caesarstone Calacatta Nuvo 5131.  I think this one looks quite good, very close to the real Calacatta marble and looks better than other marble looking one from Caesarstone. This Caesarstone is pretty new and it might be more expensive.  However, even if it's more expensive, I would pay for it over the real marble for the ease of maintenance and upkeep.

Another option is using Caesarstone at counter top (maybe a lower cost white one) and real marble at back splash.  I've seem this combo in several of Greenwood's model home and I like the look.

Does anybody know what the allowed trees are in Orchard Hills and what is the required setback. I am wondering if something like a Japanese Maple is too 'wide' to be allowed? Thanks in advance

We were in the same boat as you OC_Medicine. For our 3X we have white cabinets too and we wanted marble as well (we too love the Bianco Carrara look). At the end we decided to go with Granite. We wanted to stay within Level 2 but had to go up to to a Level 3 (which wasn't much more) and we didn't mind paying a little more since the Kitchen is the focal point in most homes, especially in our 3X.

So we ended up paying a little more for the Level 3 which was well worth it because the granite in the Level 3's are much nicer.
My advise if you decide not to do the Bianco Carrara Marble (which is beautiful) go with a Level 3 light Granite. Trust me..... I know it's frustrating. Good luck to you!

Okay, opinions requested. Here's a kitchen pic with the sage (grayish) cabinets available in the first tier of cabinet finish upgrades at Strada. I'd pair the cabinets with white/light gray counters and lighter wood floors.

What answer would you like us to tell you? :)
I can be convincing either way.

I know this stain would look great with what I have planned. I want to know what a buyer touring my house might think. I think this is a good forum for those honest responses.

Sure but I feel like you've asked this question before? So I thought you just wanted the masses to agree with whatever you already picked in your mind. I would not NOT buy a house if this was the cabinet color choice but if I was re-doing a kitchen, this would not be my first choice color.

from a homeowner's perspective i would say do you what you like since you have to live there.

As a buyer if i toured your house with cabinets that color i would say i have to do full kitchen remodel, so that becomes a hurdle i would have to overcome to buy your house.  I would not care if the cabinets were 1 year, 5 years or 10 years old. Cabinets that color are coming out.
