Does anyone know the overall property tax for the homes in Orchard Hills (both the Residents and Groves sides)? I believe that the following is for the other neighborhoods:

Cypress Village = 1.5%
Stonegate = 1.6%
Stonegate East = ?
Woodbury = ?
Portola Springs = 1.7%
Laguna Altura = 1.8%
 
including the mello roos in the property tax rate can be very misleading.  for example, with the increase in prices of 20-30% over the last couple of years the property tax rate can change a decent amount, in the case, dropped.  the standard property tax rate is around 1.05% which the base 1% plus the miscellaneous taxes.

Negotiate?  Probably not unless market cools a lot. Demand should be high for these homes.
