Buying anywhere in Irvine east of the 5 is like being stuck between a rock and a hard place. Yes OH will be farther from the 5 freeway but then you are closer to the landfill. You also have a toll road up there as well and will have to deal with more traffic lights and cars trying to drive out of there. Choose your poison wherever you live, whether it's air, noise, land pollution, or brush fires. People on here were freaking out over having a cell phone tower spread RF waves and give everyone cancer. If there is then it'll certainly cost more. Realize that you are talking about first world problems and just be appreciative that you are able to afford something in Irvine.
Having lived east and west of the 5 (Greentree and NP), I can tell you there isn't much traffic difference. In fact, NP has a toll road option we use quite a bit for going to the District or John Wayne that is extremely convenient. I imagine OH residents would be making use of the Portola entrance/exit, depending on destination.

I share similar experience - lived in University Park, Woodbridge, NP.  Everything averages out, and I don't see traffic being an issue for OH.  I take the toll road almost daily, and it takes me about 6 minutes to get to the District, and 11-12 minutes to John Wayne during non-commute hours.  Add 5-10 minutes during commute hours.

I've lived in West Irvine and in the University Park area. Traffic on Jamboree was progressively worse each year heading towards PCH in 2007. If you are paying for the toll road then that's not really an apples to apples comparision. You are paying extra money to ride the toll. Adds up after a while but the time savings is probably worth it.

It's currently less than $1 to take the toll road with Fastrak to the District. We avoid Jambo like the plague if at all possible - plenty of great alternatives for locals that don't "go all the way through" but are sufficient for trips to the Marketplace.

By the way, Jeffrey is getting worse and worse, as well -- and it doesn't have near the width that Jamboree does, even with the latest construction. We take our kids to Orchepia for music lessons and the traffic around Jeffrey, from the 5 to Irvine Blvd is utterly horrendous. From that standpoint, having a $1 tollroad option is a godsend.

I'm guessing that for West Irvine residents, the toll road isn't as easy of a decision since you are already on Jamboree once you exit your community (and the toll road is slightly out of the way).  But for NP and OH, the toll road saves distance compared to driving over to Jamboree. 

Less distance + no signals = less wear and tear on the car, slightly less fuel spent, time saved.  When I decided on NP, I already assumed that would be part of my monthly expenses.  If I was a prospective OH buyer, I would be thinking the same way.

I tend to agree on the IP side.  If we're guessing correctly and saying $100k premium for Strada over Mulberry, then what is the point of living at OH especially if it is dense and there are no views.  I think there will be some view lots but it will command more than the $100k premium and that's a whole different conversation.  So $100k premium buys you no gate, possibly less amenities and it's further away from the highways.  Plus where do these IP homes go for elementary school?  Canyon View?  That's not walking distance right?

Iirc in brea in the 1mil+ range, view lots had around 200k or 20% premiums.

From the pic of Amelia above, doesn't look like they going to have anything looks like plan 3 of the Grove where the garage is located in the back of the house.

From the site plan I saw online, it looks like Amelia will have a plan almost identixal to the plan 2 floorplan from The Grove. That's the one with the separate suite at the back of the house separated by the loggia. It's too bad it doesn't look like they use plan 3, I like motorcourts with a set-back garage  :(

Amelia's homes can be approximated as Grove 1, Grove 2 and Hill 3 from Lambert Ranch. There are modifications in all three, but the floorplans are similar.

I'm with NYT.  I hated Grove 3.  Dining and kitchen area looked right out into the driveway.  But that's why there's different floor plans, different strokes and all that.  Loved Grove 2 and I'm happy to see it recycled.  The only thing Hill 3 had going for it was the high ceilings, otherwise wasn't a fan.  Did not like Hill 3's kitchen layout.  Man, these are gonna be pricey.

What I found interesting is that I, too, liked the Grove 3 least and yet it won some floorplan award at an industry awards show.

Probably because the Grove 3 is more for the show then for the practicality.

I don't know why but I just like the hidden, rear garage future of the Grove 3 but not the entire floor plan.  Maybe because I can park tons of car in the driveway and more privacy?  I remember Cambria plan 3 at North Park have this similar future. If there one for sale with right price, I might snatch one up and joint OpenSky in North Park. :)

Cambria still remains one of my favorite tracts in Irvine. There's something about it, I just don't know what. Also, I really like the way they did the motorcourt setup in Cambria Plan 3. Notice how they left a whole entire courtyard space on the left of the driveway? It makes the actual motorcourt more useful. Unfortunately, those days seem to be gone.  :-\
