Well my HOA dues and mello roos better be at least half the amount than what the people in the gates pay.
 
anyone know if Terrazza will have driveway?  Or only Strada?

I doubt those prices are correct.  I think Strada will go for $1.1m+ for 2600 sq ft

Well, I think you are correct and the those prices are just about right too.

According to the preliminary info, Strada starts in the low $900s for the plane 1 (2195 sq.ft.).  Assume the info is accurate and IP asking $945,000 for plan 1 at the first phase, that's about $430/sq.ft.  So for plan 3 at 2680 sq.ft, it will be priced about $1.15m and that's exactly what you are saying.

The Laurel at Cypress Village with the starting price in high $800s for the plan 1 (2175 sq.ft.),  that's around $400/sq.ft.  Since Laurel going to be about $400/sq.ft, Strada's $430/sq.ft. with Orchard Hill location looks pretty good.

At the Grove side, yes, MR likely will be up there.  But at the Residence side, I don't think it will be that high. 

I remember some one posted thar City of Tustin place additional bond for TUSD from the Grove's MR.

Well...the MR is going to be higher just as a result of the higher prices.  Question is whether the base rate is going to be higher.
 
Now that Laguna Artura resale is ~$500/SF, OH at $430/SF seems very reasonable.  If anything it appears low considering their advertised one of a kind special village.

Now we know that the Terrazza is same as Saratoga in SG, so no driveway.  Strada is same as Laurel in CV, so looks like Strada is the only one in the Residents side with the drive way.

Hello. I have some access to some information on Orchard Hills and here is some.

Entrada is currently planned to be completely priced at the mid $600s. Vista Scena's plan 1 is planned to be in the high $600s.

Entrada, Vista Scena, Corte Bella, and parts of Strada (lots 1-18 and others past I believe 152) will be zoned to IUSD. All of the other homes will be zoned to TUSD.

Here are also some floorplans. (see the attachment). The left one is Terrazza plan 2. The right one is Capella plan 2.

P.S. Entrada plan 1 is nearly identical to Santa Maria plan 1 except it is a little larger. Corte Bella plan 1 is nearly identical to San Remo plan 1 (with the open to below) except that there is no overhang for the open to below on the second floor. Trevi plan 1 has an optional outdoor staircase that will lead up to the second floor. I must admit that La Vita plan 2 looks VERY nice. :)

You cannot view Plans 2, 3, or 3X floorplans by simply pressing the picture buttons. In order to view them, change the 1 in the website provided to 2, 3, or 3X. All past floorplans created by Irvine Pacific can still be viewed today. :)

My guess (based on the elevation model pictures) is Cambria from SG
