This is another one where I 100% agree with OS.

I think part of the problem with ocean front property is the other issues like traffic and probably being farther from amenities. And in that poll, there could be a price disparity, like 1 out of those 4 homes could be 4 times more expensive hence less numbers.

Do FCBs even like ocean front properties? I don't really need it to be ocean front, just an elevated property where I can see the ocean (which is not possible from Orchard Hills OR Laguna Altura... or is it?).
 
Ever since the asian tsunamis and fukushima, FCBs are not as interested in ocean front properties.  So, until there are massive landslides or other catastrophic events on hilltops, hilltop homes will be in favor.

Didn't know you can see the ocean from that far out, would that mean from PS or LR, you can see the ocean too? Or how about North Tustin?

Portola Springs is DEFINITELY not at a high enough elevation for ocean views (If it was, Quinterra would be in the $1.5 millions). Lambert Ranch is, though, so The Hill homes at the high tiers would have views (Hence, those homes were selling very fast). Even in parts of Fullerton, there are ocean views. (http://www.zillow.com/homedetails/1835-Skyline-Way-Fullerton-CA-92831/25116645_zpid/) I am seeing a pattern, here).

Quinterra = no ocean views = starting at mid $900s (1)
The Hill = ocean views = mid $1 millions
M&M&M = no ocean views but closer to coast (technically) than the Hill and smaller homes = low $1 millions (2)
Turtle Ridge = ocean views + close to ocean = up to mid $5.5 millions (nearly $1000/sf) (3)
Altezza at Newport Coast = ocean views + ocean breeze = $1.5 million for 1900 sf condo (hence, nearly $1000/sf for small homes) (4)

I honestly don't need to be RIGHT NEXT to the ocean. If I have to pay that much and be in a crappy school district, no thank you! Ocean view is good enough for me. I still don't understand the ideology of people who buy in Newport Coast (it's not like it is Crystal Cove!)

ACTUALLY, Portola Springs does have spots where you can see the ocean. I remember viewing the model homes for Paloma and being able to have a clear view of the ocean and catalina. Another place in Portola Springs that has ocean views is Small Grove.

They invited all the restaurants in Orchard Hills Center to participate, makes sense, wonder if they misspelled SHIN as JINBEI???  La Sirena is pretty good, hopefully they'll bring some Sculpin IPA on portable tap.  Haven't been back to Ren since the "owner" change, I would still avoid it looking at recent yelps.  Where's McDs???
 
Being that OH is being built next to olive ochards and the mountains does anyone know if being so close to "nature" have any negative drawbacks such as bats, rodents, crickets, wild animals and loud bird noises that homeowners need to be mindful before buying here?

Coyotes are noisy at night, bats love avocados, rodents will eat anything, crickets are the least of your worries. 
 
Yes since you are closer to nature you will be closer to animals.  You will hear the coyotes howling at night, and have rattlesnakes hiding in your backyard.  In the springtime, frogs will jump in your pool/spa and you will hear them ribbit you to sleep.

I might have to re-think my decision to buy here.  Maybe NP is the overall better investment; gated and none of the negative "nature" nuisances.

There's a WORKING ORCHARD on site. Pesticides? Day laborers? Trucks?

Seems a lot of folks are nervous about the soil at Great Park; not sure why there hasn't been a lot of discussion about this with OH.

Nevermind, I can see the ocean on a clear day!!!1!!one!

OH is the village whose poop dont smell. i doubt the appreciation there would outpace NP by any significant amount. And i really need to use more scrolling font.
 
If this market holds up, I can see OH grove appreciating, maybe not as much as LA, but gated neighborhood on a hill, low density, it should do well.  No detached condos nor townhomes as well.  It should outpace NP.
