is on a 3,700+ sq ft lot, but this one is a 6,700+ sq ft lot! This price seems completely reasonable for the upgrades pictured downstairs. There must be something about the FS that's scaring away the superstitious folk.
Largest lot but no privacy with atleast 6 houses looking in to you

108 horseback is now pending sale.  at the end of the day does bad feng shui or 6 neighbors invading your privacy really matter? no, because you just need that one buyer.
 
I'm flattered that you've been scouring Redfin for grass-striped driveways for me.  Is the Capella fake grass driveway yours by any chance?

over 120K drop in price?  This is all within the last three months.  Unless sales were anemic, we would not be seeing such price drops, especially in the middle of  peak selling season.  Homes should be selling quickly and prices should be increasing during June-August.  In my opinion, this will only get worse...

This will interesting. I bet no Asian takers on this. Its the deadly number "4"  :o

Maybe if they list the prices at $1,388,888.88888888 lol.
 
I don't think 114 is that bad of a number. There are plenty of houses with 4 somewhere in the 3 digits in Pavilion Park and they're all sold, many with Asian buyers.

The 1 in front of the 4 makes it even worse.  It just takes a few chinese buyers not to buy to affect the price.  Especially when there are plenty of other identical houses to choose from.

I've got a chinese neighbor that is so paranoid that even 4 front stairs that lead into the house and it's a NO because of bad feng shui. So remember when doing your landscape - 3 or 5 stairs, avoid 4 into the home.  It's crazy how bad feng shui can dictate the sale of a home in Irvine
And the plan 2s seem to be the most unpopular of the capellas - I think because they have the smallest square footage.
 
For me, I wouldn't buy this house bc the 3760sf lot is just offensive. The house number is just gravy on top.

Personally I don't believe in this numerology stuff and am not superstitious. But I'd have to pay attention to it anyway, just because if I ever have to sell, then a significant percentage of potential buyers do care about it. You'd be limiting your buyer pool.

Maybe non-Chinese Asian buyers don't have a feng shui thing against  the number 4. There's plenty of other Asians of other nationalities buying in Irvine.

There's plenty of crazy to go around, but these FS superstitions takes it to the absolute extreme level.
 
And it affects the layouts and designs of new homes.  The power of FS.
Too bad the builders failed to neglect the street numbers, shame on them.

Yup, shame on Tay Mo. Seriously, did they not remember that 80% of new home buyers in Irvine are CHINESE! Way to go...ignore the biggest buyer pool.

Does someone know what the ethnic make up is for Capella?
