It's my least favorite Plan at Capella but it's nicely presented and the lot is exceptional (for Capella).  Even so, it's priced too high and will fall well short of asking price.  The homes at Capella are beautiful but it really is the most unattractive and unappealing neighborhood in the Groves.
 
Can't really tell, but does that street ends into the front door (kinda like a t intersection). 
Also, the secondary bathrooms don't have a shower curtain/rods or were they taken off for pictures.  Looks like it's not lived in.
 
Being next to that weird shared driveway appears to be the only negative. Why do realtors feel the need to include twenty drone pics?

I would have thought being next to driveway (no neighboring house) and having no one in the back would have been a great positive in the claustrophobic Capella.  May be I need to take a look and have a family discussion
 
Man the Capella hate is strong. House looks lived in/living in to me. So what's the scoop? Relocation? Allergies?  Buyers remorse? Gotta give the people what they want (to know)!

Yeah, I got rectangular sinks for the bathroom counters.  I'll snap some pictures after I'm done.  I'm living in a construction's zone for the time being.

It's a work relocation. The house is now staged because they have moved. No one currently living there. It was an unexpected move so they are forced to sell. Went to an open house, it's very well finished, nice upgrades. And the only one neighbor is a big plus IMHO

Thanks for the inside scoop.  Wonder if the new company will pay for any losses incurred with the sale of his property.  Could be a good opportunity for the buyer to low ball.

Thanks for the inside scoop.  Wonder if the new company will pay for any losses incurred with the sale of his property.  Could be a good opportunity for the buyer to low ball.

With the recent price drop that's pretty aggressive pricing on this home considering larger lot, landscaping and upgrades done. All crown moulding, garage has epoxy, all closets have cabinet systems in it. And the home has some nice views surrounding it unlike most Irvine homes with views of their neighbors homes.

Agree, this home does have a lot of positive futures.

Can one sees the toll road from the 2nd floor and how much toll road noise can be heard from the house?  I don't think it will be an issue but just curious.

With the price drop, this home does looks very attractive.

It's a more realistic asking price, but it's still about 50K too high.  And it's still Capella. 
 
FS rule # 6, thou shall not buy a house facing end of intersection.
Although it's not really an intersection, pic 50 shows left side of the house facing the street = annoying headlights especially during daylight savings. 

I don't think the toll road would be that much of an issue.

Everything else about it is nice.

Let's not forget FS addendum 3, buy in iusd.

price drops could be blamed on FS issues..... or is it because the market is now slumping?  Unless FS rules have changed in the past year, I do not see why we would see prices drops now versus one year ago.
 
Market for > $1m does seem to slow down compared to a year ago. 
Foreign markets slow down have contributed to it.
Lack of local job growth, or opposite (Broadcom among others) doesn't help.

In a high demand market/boom time, all FS rules go out the window.  People line up on phase release and buy anything they can.

Exactly.

When the market is hot and the inventory is very limited, buyer tend to compromise on a lot of negative things.  But when the market cools and with plenty of selections, buyers can become very choosy.
