Orchard Hills - Capella by Taylor Morrison

NEW -> Contingent Buyer Assistance Program
There's several numbers like 69, 444, 666 are already banned by the city.

Builder should petition or file variance to have  some street number skip when they file for building permit.

City of Irvine: Addressing and Street Naming Policies and Procedures - PDF

Excerpt from page 8:
1. Single-family development addresses within a tract may
include two or three digit numbers, depending on the total
number of dwelling units. New address sequencing shall
begin with the number 50 and exclude the numbers 69, 444,
and 666.
Revisions to existing/approved address sequencing
may be considered on a case-by-case basis
by the Director
of Community Development as long as 100 percent of
effected property owners agree to the proposed revision.

Death by numbers  >:D

I wonder how many non-asian or non feung shui believers are laughing at this craziness. But then again, I wonder how many people would buy a house with 666 as the address  >:D

Getting into the Halloween Spirit!

There's plenty of crazy to go around, but these FS superstitions takes it to the absolute extreme level.

kinda like buildings not having a "13th" floor even if the "14th" floor is actually the 13th floor?

Thank you for bringing reason to a completely irrational situation. :)

Our area is not new but our street does not have a no. 4 or 13.

My previous home in Tustin Ranch had a 4 in it but also an 8. A FCB (Chinese) bought it for his daughter who was attending med school.  But maybe the housing bubble had something to do with it?

Knowing the crap I know now, I wouldn't buy a home with a 4 in it, if I can help it.  At least, not around here.

Do you think street names with maybe tragic history affect buyers' decision like ALAMO, etc.?  I can't think of a better example right now.

Think of all the hassles talking to the Cox rep., etc. if you lived on 1464 Engelbert Humperdinck Boulevard.  "Now, how was that spelled again, sir". :P

I'm sure no Japanese person would buy on: Enola Gay Way.
I'm sure no Jew would buy on: Bergen-Belsen Boulevard.
I'm sure no black person would buy on: Ku Klux Court.

Guess it is only the Builder that is having problem selling Capella.  Look at this resale
https://www.redfin.com/CA/Irvine/135-Bridle-Path-92602/home/101703606

Per tax records, purchase price was about 1.123 M.  That can't be right

It was sold in March 2015 for $1.464
That makes sense.  Then accounting for landscaping and commission they are not making money on this.  I feel bad for them.  This means PP>>OH since PP folks are making out like bandits

Hmm 6 months. Wonder why they're selling.... Allergies?

#Snarknado

Actually contrary to my usual snark, this was a legit question! Wasn't there someone here talking about their kid and allergies and how they would move if it got bad?  The house is done nicely. Decent yard (for Capella). With good location. So not snark - more nosy :)

yeah there was someone with allergy problems.  Perhaps this is that person.  It may also be buyers regret, foreign money being repatriated for other enterprises, job loss, etc, etc who knows.  All I know is that if purchase price was 1.464, even if they sold at 1.6M they are not making money, perhaps even losing money.  Cost to sell, landscaping, interior work like window treatments, etc likely wont make up for the 135K price difference...

Thank you Taylor Morrison for allowing my pre-qual to fall through the cracks.  You've saved me a ton of headache and anxiety from buying at Capella.
