So, you don't find it helpful to anyone coming here to learn about Capella, to hear why others who considered Capella chose something else? That's weird. Do you only want to hear positives?

Capella is great. The floorplans are all very nice - even hard to nitpick them. The gated Orchard Hills neighborhood is gorgeous. There are few areas in and near Irvine that can compete with the green hilly scenery.

I think it's good for everyone to hear both sides, not knocking all of the negative comments - any prospective buyer, along with their own analysis should read this thread so they can make a better decision on a home purchase.

I just disagree with some of the negative comments e.g.: guard gate is a big selling point, and Capella is selling at a very good pace considering the market right now and what's out there and the comps.
 
I finally got to see the famous Capella plastic lawn house.  It actually looks kind of nice, in a dystopian sort of way.  The plastic lawn and standard plants makes the house look like a life sized Lego model. 

It looked to me like most of the Capella homes haven't started their landscaping yet.

:D you finally got to see it! The finished product actually didn't turn out all that bad - still not something we would have chosen, but it looks a LOT better without the fake Christmas tree ;)

114 Longfence is on a 3,700+ sq ft lot, but this one is a 6,700+ sq ft lot! This price seems completely reasonable for the upgrades pictured downstairs. There must be something about the FS that's scaring away the superstitious folk.

Largest lot but no privacy with atleast 6 houses looking in to you
 
this has been slowly coming for a while now.  People first lining up to buy these... then sales slowing...then incentives, and now price drops.  Remember less than a year ago people thought you would NEVER see price drops.  Simply put, the prices are too high.  Expect to see more, not just in capella but other tracts as well...

Wait, I thought Paris (er, her husband) did thorough financial research which concluded that Capella had the highest potential for appreciation in OH???

Where have all the bulls gone?
It's doubtful new home owners will see a huge price drop due to the stricter lending standards these days, but it means buyers are king again.

So are we in a buyers market or sellers market?

Strangely enough, the > $2M high end of the market like Trevi and Hidden Canyon still seems to be doing fine. They're selling out as fast as they can build them. It's the > $1M upper middle market that seems to have grind to a halt.

"stricter" is a relative term.  It doesnt seem like lending standards are strict at all.  Rather I think its an issue of incomes.  People just do not have the money to afford homes at the prices.  It may only seem strict because people are trying to buy homes they really have no business buying based on their financials.  Only when compared to the crazy days of mid 2000's would today's standard seem strict.

You hit the nail on the head, it DOES look like a Lego yard with the little topiary trees.  The house at corner...is the driveway completed?  Looks like they have stones for half the driveway?

Haven't noticed that but did see that someone has put a strip of fake grass down the middle of their driveway.  Capella, you stay classy.
