What sort of electrical options are they giving? Wonder what the $ value is. Are they giving the bedroom behind the garage with that higher price?

If the plan 1 includes the options for downstairs bd5/ba3, a conservatory and a loft, then it's actually a decent price at 1017k. But the backyard bd5 option seems really strange with no entry to it from either the home or garage.

Does it include all structural upgrades? !@#$%
 
I'm not sure what the structural & electrical options are, forgot to ask the sales about it.

For the plan 2 homes, I would assume it includes the 5th bedroom since their prices are really high. I'm not so sure about the plan 1 homes.

4 of these home have their back against a street so they have a $20k+ premium.  Both plan 1 home have the French elevation which cost $15k more.

don't have the recent price sheet so not sure. but the ~$50k difference btwn the  $965k plan 1 and $1017 plan 1 would seem to be worth all the structural options unless lot premiums are involved

Yep, the $1017 one had lot premium over the $965 one. 
 
Great info, lnc! I'll see if I can get some answers tomorrow. The last two Sunday's that I went down to visit I noticed there has been higher foot traffic. I wonder if any of these lookie loos are buying. I also met one of my neighbors today. :)

Did you mention "Arizona Tile" to your new neighbor?  Maybe he is one of TI member. 

I also notice the sales office was crowded on Sunday afternoon, the parking lot was packed.  Although they didn't sold all the new releases right away like before, they all probably will be sold within one week.

At this pace, Mulberry will be sold out by this summer.

I didn't get to really chat with him. Just got his name and that was it. For our sake, let's hope it is on pace to sell all properties!
 
Structural upgrade includes either the bedroom behind the garage or an office.
Electrical upgrade includes pendant lighting and canned lighting in all upstairs bedrooms.

The electrical upgrade IMO should be standard for all homes. Ridiculous. Any idea what that comes out to roughly? Is it 20 grand plus another 7? So about 27 grand in upgrades that are baked into the price?
 
One of reason beside marketing & convenience regarding to the included structural upgrade is probably due to the timing between a buyer sign the sales contract and stage 1 cut off date.

There is only about two week window between the release date and stage 1 cut off date.  With the sales slow down, and if the home was not sold within two weeks, IP had to decided upon themself regarding to these upgrades anyway.  Since most buyer want these upgrades and the timming could be a problem,  IP just  include these upgrade upon the  new releasess.

I haven't come across too many ABCs. Most seem like they were born in China/Taiwan and immigrated to the US. There was one caucasian and he had an asian wife. :)

There are higher concentration of FOB in the bigger homes like Mulberry and Magnolia.  In Marigold, Caserta, and other smaller homes, you'll have a lot more younger residents and more likely to be 2nd generation Asians. 

Can't say about SG but there's definite a lot of them in Mulberry and Magnolia.

That's crazy rent. I used to rent a single story 3 bed two bath 1500 sq ft house on 5000 sq ft lot with a driveway in irvine for 2300.
