Mulberry at Cypress Village

NEW -> Contingent Buyer Assistance Program
Does anyone here have plan 1 square footage breakdowns? Curious to also know how much square footage of tile is used in the entrance, kitchen, and butler's pantry. Thanks.

No one have info to the above question?

Anyone no if sales office will provide a replacement cost to use for finding proper home insurance? Thanks.

My ECD was pushed back and it has been almost 2 weeks with no updated date yet. Is this common? It makes trying to lock a rate very inconvenient. The sales office is estimating a 2 week delay on top of the initial 1 week delay. That is almost a month delay from the ECD. I know another person in the 2nd phase that had her closing date pushed a month. I think the contract states there is absolutely no recourse from my side. Anyone else going through the same ordeal?

I locked based on when they told me they would be closing then i get a call saying they would be several days late, the new closing date was still within my rate lock and i made it very clear to the sales lady that I would not close if they pushed it back and my lock expired and I was stuck with a higher rate. I told them they would have to pay to buy the rate down to what I locked. She said they would take care of me if the scenario played out. Luckily they closed within the rate lock period. Keep in mind this was with William Lyon not tic

Pushed back 1 month!  Eeek!

Do be careful of the rate lock.  I was told by contract there's no recourse but Wells warned me that they will bill me a day by day rate if I go over my rate lock period even if it's the builder's fault.  So I'm not sure who's going to be picking up the tab on that one but do ask questions and if possible get the answers in writing (aka: email).

What's the reason for the delay?  Just curious.
My delivery date may actually move up by 2 weeks to a month. Nothing's in writing yet though.

Usual excuses. Rain and holidays. Still no date yet... rates went up today. I would really like a drop below 2.8% on 10 yr us tsy . That would be awesome.

I also noticed this. I opted for no medicine cabinets. Sure enough they cut holes in the walls where the medicine cabinet would go. I wonder if I will get them installed. If I get them for free then not a big deal but if they want me to pay I will say that I didn't ask for it and you put holes in my walls. It also looks like they incorrectly measured my front door exterior light and home number signage. I have these ugly holes in my stucco. Sigh... :(

I picked up the price sheet yesterday for Phase 11 but it is different from what was posted earlier.
Plan 1 - Homesite 57 - $954,333
Plan 1 - Homesite 63 - $972,790 - sold
Plan 2 - Homesite 80 - $1,031,228 - 2,858 sf, upgrades: Conservatory + California, B/Ba
Plan 3 - Homesite 51 - $1,123,403 - 2,840 sf, upgrades: Conservatory, B/Ba, Gym
Plan 3 - Homesite 70 - $1,121,138 - 2,840 sf, upgrades: Conservatory, B/Ba, Office

I really like plan 3's loft but the $/SF is 10% higher than plan 2.

My also has a cutout, but eventually it will be filled with drywall when close.  It just mean you can install yourselves after with a easier job
