What front yard?

Lol!  I was told by the IP's sale office that a real front yard, large lot, 3CWG and unicorn are just a myth, they don't exist.

For anyone who are interested to know what standard front yard landscaping looks like for the Mulberry homes, you can now check out the first few homes that are complete on Sycamore Bend.  They moved the gate and the street are now open.

The front yard includes sprinklers, plenty of small shrubs, and 2 small tree that are required by the HOA.  It's very basic but I think is good enough for a lot of home owners.

These are the first few homes that are ready to move in and its nice to see all the front yard are done, instead of bare dirt front yard, before one move in.

Congrats lnc!

Just drove by this afternoon. Super busy. Tons of cars parked along the street. Must be all the contractors finishing things up. It looks like they planted a new tree at the corner of the lawn area. Was that tree always there?

Not sure about that tree but there's a tree at the lawn area in front of every home.

What do you think of front landscaping?  Would you keep it as is or add/mod to it?

Given the small size of the front yard, I would just keep whatever they have there. You should be spending your money on the backyard and inside of your home.

It's nice that TIC landscapes the front yard for you, but these are no bigger than the front yards at Magnolia and there the maintenance is handled by the HOA.  I say if the builder puts it in the HOA should take care of it.

I meant the great lawn area out front. Landscaping the front of the home is lower priority for me since I have other more immediate needs. Fridge, washer, dryer, window treatments, flooring, garage epoxy, furniture, backyard landscaping. The list goes on and on.

So they offer the 12k loft for plan 1. Demand is definitely softening up.

Plan 1 also had some other stuff tacked on to it, I think the prep kitchen and one of the "California garage" options.

So I just saw that they put a communal mailbox up for the 1st phase of homes. I didn't realize that each house would not get their own mailbox. There is one communal box at the beginning of the street for 16 homes.

This obviously sucks for the person's home behind it. They will get more foot traffic and the mailbox is just an eyesore from outside.

I see how the box is more efficient for them but really? These homes don't come with their own mailboxes? Why couldn't they place it somewhere less visible. What is up with that?

That must really suck for the Mulberry homeowner that gets stuck with that giant box in front of his home.

But I do think clustered boxes are better as there's more security since it's locked.

Magnolia has the same thing, but it's placed in front of a wall so it looks better and not obtrusive.

I have my mailbox on the street right now, but I know PP will be cluster boxes. Wish I had one visible to me. I use the mailbox daily. In fact, I catch the mailman on his way back out of the culdesac if I have more mail that I had to put together right before he arrived or if it's raining. He even waits right across the street to see if I'm popping out to catch him.

PLUS, I'm going to bet my mail could be enough to fill the entire outbox most every day, so good luck to anyone else who is in my cluster on getting your mail to fit in there.
