For plan 2, there is an optional en suit bathroom at bedroom 2. That will solve lack of bathroom issue with the plan 2.

There's also a new option for the plan 2's study at first floor.  Now they give you the option of removing the coat closet and expand the study room with several different door configurations.

But that creates an extra narrow hallway upstairs.  It's definitely non-standard width and not even sure if it's legal.

yeah kind of weird for a guest to have to exit the house to get to their bedroom.  then you gotta give them a key or if its inlaws and you dont like them perhaps you dont give them a key to get back in to the main house. i could see teenage kids liking the extra separation but still inconvenient.
 
What is with all the option additions? They are slowing down in sales so they need to generate more options that will get people to pull the trigger on these?

I guess they felt the competition from other new homes.  I like all these new options,  just wish they were available when I signed up my home. 

This is kind of like new cars that add new improvements during new model year.  Not very often to see builder do this kind of things, but I guess the competition is good for the home buyers.

Not seeing incentives just yet. Only additional structural upgrades. We will prolly see incentives soon if mtge rates dont fall back. Irvine is a bit of an anomaly but at some point prices will adjust.
 
How are homes selling in phase 10? I noticed that there is an asterisk next to the sale price of the 3 different models. Are prices including additional structural upgrades?

Looks like phase appreciation is starting to soften.

Anyone have the word? Thanks.
 
Here's what standard front yard landscaping looks like for the Mulberry homes.  The front yard planting area includes sprinklers, plenty of small shrubs, and 2 small tree that are required by the HOA.  It's very basic but I think is good enough for a lot of home owners.  These are the first few homes that are ready to move in and its nice to see all the front yard are done, instead of bare dirt front yard, before one move in.
