We actually would be fine in the small home we are in now... if not for the noise.

Someone sell me a Linden Plan 4 for cheap in QH... it's only 2CG and technically a detached condo but it has a driveway and all the living spaces we want.

Most FCBs are not aware of the landfill, jail and ancient burial site. I was chatting with several who lived in irvine for 15 years and they were shocked when I told them.

The landfill may not be known by lookie-loos, but once it comes time to sign the contract, they're made aware of the landfill if they weren't already. So, while lack of knowledge may explain the intense interest, it's not deterring people from making that final decision to buy. And TNHC can't keep up with the number of people who are serious about buying, as they've been selling out every phase as soon as they're released.
 
"Landfill" to FCBs is a mysterious terminology. Their understanding in their native language refers to a land cavity to be filled with earth. The Chinese translation of word per word translation is garbage dump in order for them to comprehend the true nature of a landfill.


Nice explaination and it makes sense. I will bet after a few years resales will occur in massive number as residents begin to understand the nearby impacts. Did you see the disclosure describing the adjacent concrete basin for the landfill storm runoff through a pipe below the toll road that carries the contaminated  water from the landfill a 1/4 mile on the other side?

LR is selling faster because it is simply cheaper than LA.

As if LR is such a hot potato. Time will tell it is one of the worst location in all of Irvine!

I think so.

The Lambert Ranch plan 1s are about the same size as Laguna Altura's Cortona residence 2, but for about $100k less, due to landfill location I am sure.

Cortona 2s are now selling at $964k base.

LR is selling faster because it is simply cheaper than LA.
And the recycled TIC floor plans have nothing to do with it?

First off, there is no "current pricing" since all homes released thus far are sold out and there are no available homes to be sold at this time.

I assume you're referring to the Field plan 1 with regards to the price above. Unfortunately, I can't attest to the veracity of this as I do not have pricing data at The Field. The plan 1 is offered as a 1 and a 1x, which is about 200 square feet larger. I'd be very surprised if the price dropped between phase 1+2 and phase 3+4 for any of the developments. I don't think you're comparing apples and apples in terms of pricing, but I'm sure someone else can comment with true data on the *same* floorplans.

At The Grove, where I do have sales prices for all the homes thus far, prices went from $1.294 million in phases 1+2 to $1.351 million in phases 3+4 for the smallest Grove base plan 1.
 
i picked up a price sheet yesterday from the field yesterday (6/9/12), so i can attest to the prices. 

- Plan 1 is $866,800
- Plan 1x is $924,800
- Plan 2 is unavailable
- Plan 2x is $978,800
- Plan 3 is $974,800
 
so from 5/13/12 to 6/9/12 the plan 1s have dropped about 20-25K, plan 2x has gone up by a similar amount, plan 2x has the optional private quarters that must be driving the demand/increase for plan 2x, plan 3 increased by about 20-25K, which also offers the private quarters.
