I'm certain that the kitchen island in Plan 2 of The Grove is an extended (upgrade) size. Not sure by exactly how much, anywhere from 6 inches to 18 inches. I found the island in Plan 3 of the Grove ridiculously big, but I wouldn't be surprised if that too is an extended island.
 
All of the islands in the models have been extended by about 11/2 feet so that they allow bar stool seating below.  Even without the extensions, the islands are massive.  I love them!

Well, I am getting over a cold.  The nasty one which starts with a raging sore throat.
 
FWIW, we know several families that live in PS and have visited often.  They have never complained of a smell nor have I ever smelled anything out of the ordinary.  I've visited LR over a dozen times, no smell there either.  Maybe I don't have Wolverine's acute sense of smell, but I think my sense of smell is normal. <shrugging shoulders>
 
did not see the Model homes yet,  does the house have a driveway?  From pictures, it looks like a motor court.

All of the homes have true driveways. No motor court.

All homes are SFR with their own driveway.  Some homes have a driveway that enters the side of the house from another street (the "x" models) so it looks like they don't have a driveway in the front.
 
I find this funny... when I talk to parents at kid events... I don't really talk about RE as they might discover my IHO alter-ego... but at least twice, someone has mentioned Lambert Ranch and the landfill. My response was... "Really?".

Be honest, if someone shows an interest in LR, do you try to talk them out of it?  :D

In that particular conversation... the only thing I said was it's too far in boonies for me. I didn't get into smells, escaped convicts or tumors from cell phone signals. :)

It is driveways like others have said.  Actually it looks like full driveways from the models and not those 5-6 ft stubbies that a car cannot park on which I see in some areas.

I have to admit the homes themselves look great inside and out.  I really like them.  I would only have hesitation on buying one due to the 'proximity negatives' because of my kids and the potential resale (kids health being the majority reason).  If it was just my Wife and I and we had no plans for kids, I would be more inclined to get one (if I was actually in the market to buy a home).
 
Interestingly enough... if Lambert Ranch had smaller homes in our price range... we would probably be looking seriously at them to.

Again... as rkp put it price/home/location... you choose two (it's kind of like the construction/software development triangle... cost/speed/quality... you can't have all 3).

You didn't like Las Ventanas Plan 3?
 
I'm not an environmental engineer, but I did ask some landfill engineers about living next to this particular landfill.  I won't pretend to be able to repeat their technical jargon but they said that there is no risk of methane gas from this landfill because of the way it's run and the way the trash is treated.  Basically I was given the thumbs up and the go ahead.  They said the only concern would be the congestion of the trucks, but that's an issue for anyone living in the Portola Springs/Sand Canyon intersection.....
 
If plan to have 1 kid,  no need  to have such a big house, starting 2,700 sf?  However I might be too near sighted , or just like a story said,  a North Korean came to the States,  who was surprised that everyone can eat rice as much as he/she wants,  he didn't know everyone can eat steaks too.  I sounded like a North Korean :P

LV Plan 3 only had 1 of the 3 criteria... price... and that was borderline considering Mello Roos and HOA.

The location everyone has already pooped on and the home floorplan wasn't perfect.

We still wanted at least one extra dining space downstairs and the way Plan 3's family room was executed wasn't very good (it was more of a pathway then a separate space). If the Plan 3 had a Plan 2 downstairs... it would have been much harder to not buy there.

It's tough because we want a house that no one is building anymore.
