I wished I were bkshopper with his fame. But I do make a good imposter after an IHB refresher course over the holiday. Pstar could have told you the the same rules. It is public knowledge. If you think I am the legend then why do you not listen and insist on living at the dump?

Absolutely love it.  We have the same taste in homes.  If I could have afforded this in Irvine, I'd probably never had left.  Maybe its best I didn't stay, however.  If not, I'd probably find RC writing about my family on here one day.

I didn't say there weren't any 2CWGs that didn't have a living/dining + great room... but because that takes up too much "depth" since they can't use width (because no more 3CWG width lots)... you'll find them less and less.

Take a look at your picture again... if you add in a normal 18-20ft long driveway, which plan will take up more space? Now you know why tandem and even driveways are becoming extinct too.

If you don't think you'll use a formal dining room for dining... what about a pool table? Why do you guys want less space vs. more space? They aren't taking away anything by giving you that extra space (you can use it for a den or music room or something else)... but they are giving you less by NOT giving you that extra space.

i dont get the inside joke on you not being bkshopper but whatever.

and you know that i do value your insight and as even ocgasman stated earlier, when you engage intelligently, its great reading, learning and discussion.  but you have this trollish behavior that sucks

outside of the landfill proximity, you have agreed that the execution of lambert ranch, the floorplans, and the overall community are well done.  while you are smart about architecture, i dont think you have done the research on health effects.  i have done a ton of research on the health risks, how landfills operate and specifically how bowerman operates, spoke to land use folks who work in the government, and will be speaking to a friend who spent a year at the apex landfill in vegas.  Basically, there is no health risk being a mile away from the edge.  The biggest risk is property values declining because of smell from the landfill.  Bowerman is a really well run government owned landfill so that isnt an issue right now.  Unfortunately, it could become like Sunshine Canyon landfill and change hands from government to private and suddenly become a nightmare for residents.  This is the risk that concerns me.

And by the way, even with the horrible smell, houses still sell in granada that are closer to the landfill than LR is to bowerman:http://www.redfin.com/CA/Granada-Hills/13201-Constable-Ave-91344/home/5558395
 
When was the last time our government did a good job and reliable. Your entire hope is in the hands of bureaucracy and their impeccable track record.

Sure millions of articles are written on this subject and none of it would raise a concern. Good luck in selling your future home because the chances are few would want to buy a resale next to a dump when the new house smell is worn off.

I can tell you for every 100 people that I talked to 95 would not want to live next to a landfill given other choices. Why don't you ask 100 people and see if they would refused to live in Turtle Rock because the house has 2 extra rooms that are formal and the house look dated.

Rule for buying a house. Location, location and location.

Why do you have to do a complete teardown in TR? There are some ones that have good floorplans where you only have to do partial renovation. And there are some that are decent and probably only need interior updates. Like this:

Already been remodeled to "open concept". Maybe a bit too modern but corner lot and the bones are good enough.

And... for those spending $1mil+ at LR... why not spend $1mil+ in QH if you want newer? Something like these Tapestry models have nice view lots and "great" rooms:

Good luck with that! I asked him something about where to find good soup dumplings in the area, and he just kept muttering to himself...something about wearing no pants in his backyard? Crazy street musicians!
 
I think the tough street life has begun taking a toll in his sanity. Just like his mentor Luis Martinez of Berkeley  BKshopper will end with similar fate.

I've lived in my current home for 9 years, and my formal dining room still sits empty. I would almost never give up square feet, but prefer it when the builder gives the option of having that space be useful, ie an office. I don't deny that some families need/want a formal dining room, but a large number of people prefer the space as something else. Even a lot of people who prefer the dining room want it only because they feel it's something they should have or because they grew up with one and want a more "traditional" home.
 
Of the four Grove 2 homes that have been sold so far at LR, only 1 of those buyers has gone with the standard dining room and 3 have gone with the office option in lieu of formal dining room. It's a small sample number, but I wouldn't be surprised if the trend holds.
 
I disagree with you. Main stream America still wants a dining room. A majority of family conversation and sharings occur at the dining table. TV and kitchen activities are distraction. Children take their plates to eat in front of the TV or do other things around the Greatroom. Floor plans today provide too many avenues for children and spouses to get away from each others. Husband comes home late and sleep in a casita instead of sleeping next to his wife. The computer in the casita becomes the instrument of infidelity. Kids separate wing became so isolated it invites online strangers or impropriate media into their lives. It is a place for them to hide from parents. A small dose of temptation opportunity each day accumulate to a large summation of fracture in spousal and children relationship.

After all the positive comments about the floor plans of LR I went by this weekend and took a look at them with my wife.  I have to say we actually liked several of the floor plans very much. 
Although the yards were very small, they made them inviting and relaxing with the features they put in.  Roaming through the homes, the upstairs laundry is something I realize that I would have as my #1 change I would do to my house if I could (mine is a pass through to the garage...I know, I know).  The bedrooms were nicely done and the master bathrooms were not stupidly large and I liked the 'spa' enclosed showers.  I have to say the kitchen island space in some of the homes were stupid large.  I don't need a kitchen island the size of two ping pong tables side by side.
How high are the ceilings in the family room/kitchen?  They were high enough to keep you from feeling like you were in a box but they still don't compare to the spacious feeling I get with my approx 22' ceilings in the living room, dining room and family room.
I took the listening test and the smell test outside to see if I can hear the toll road or smell the dump.  I have to report that I was unable to detect either but there was loud construction traffic at the time.  I did not likethe fact I can SEE the cars flying by on the toll road. 
By the way, what are they erecting nearby that looks like a small silver water tower and a lookout post?
The other hmmm.. moment I had was looking at that huge drainage ditch.  If there are severe rains, will that ditch fill up with dump runoff?  That could stink and be a disease pool if so.

Overall, I really like the floor plans and size of the homes.  If I was seriously in the market for a home I would have pause with the location.

are you sure? your sniffer must not be any good because as has been pointed out many times you can clearly smell the garbage all the time in portola springs  :)

Prior to purchasing in LR, I scoured these boards for garbage smell in Portola Springs. This is the related thread that I could find (I think I found a few other incidental postings):

Basically, it doesn't seem there's any significant documented smell. I've been to Lambert Ranch at least a dozen times over these past few months, random times of day, random days of week (weekends, weekdays) and not a single time have I smelled anything displeasing.

yeah i have never smelled anything during my visits to PS or LR.
