Lambert Ranch in Irvine

NEW -> Contingent Buyer Assistance Program
Toured the LR homes on Sunday and really enjoyed the plan with the guest house.  The layout was executed exactly the way we liked it.

Definitely considering this plan at LR.  :-*

If it was just $200k less, we would be all over that plan also.  That guest house in the back has so many different uses...high on my list would be a man cave.  Beer, poker table, football on the TV...endless possibilities.

I agree!!

Endless possiblities man! My wife actually was pulling out the check book and walking toward the sales office after touring it hahaha.

I told her that the check is going to bounce like a basketball after seeing the price  :P

That was one of my favorites as well.  I would not mind being in the 'dog house' with the wife if I could just go there to get away.  It is the perfect man cave situation!

I would probably turn it into a man cave / workout area.  We could hold Talk Irvine Poker Nights there, I wouldn't have any bushes or trees near by so there is no where for Trace or Socal to hide.

Yup, Grove 2. Jeff Golden at the sales office says it's their most popular plan. I don't know if he's just saying that to butter me up, but he's already got me. I've seen a few other homes with casitas in other developments, but never has one been so well set up and integrated to the rest of the living situation. And the rest of the house is designed as well.

Guys, guys, guys. No bushes necessary. Where there's a will, there's a way! Here's me following IHO home after Homer's poker party.

the out of town cash buyers made a interesting comment on Grove plan 2:
It is a good floor plan but they dislike seeing the roof of the walk way (that connects the separate living quarter and the main house) from the master bedroom. It is rather hideous and they refer it as the "Ninja Roof"

This shows how desperate buyers are. This detached casita is not an incredible invention. It is quite common in the ghettos and affluent communities across Los Angeles. I kind of laugh at the buyers because they all thought that this is a coke bottle that flew out from the sky.

still trying to understand what you do hosting out of town cash buyers :)

wonder if you can turn it into a cool deck with opening from 2nd floor

who said its an invention and why do you think buyers think its something new?  they just like it.

there was a floorplan in VoC that had a super cool basement.  are basements new?  no but they were one of few builders to show it....

sorry - you are right.  i thought "coke bottle that flew out from the sky" might mean new.  what does that metaphor mean?
