I think the more specific term is FCB, rather than the misused term "Asian." ABCs, Koreans, East Indians, Persians, etc., would be more correctly categorized as local cash buyers. Let's be politically correct here.

That used to be called "Irvine Harvest Festival".

Now it's called "OC Fair".

But I think that's not going to be that way for long.

Just thought I would chime in here since I'm a Marbella buyer in Phase 2. Half the lots in our phase was FCB all local folks. They are very strict about not having investors. 

I think it's a lot easier for Toll Brothers to say that they're strict about not having investors when demand is high in these early phases. Once the pent up demand gets done and the phases aren't immediately sold out, I think that they'll become a lot more lax about their philosophy.

 
Maybe this "FCB" thing is really just a myth.

I heard that last year that van loads of FCBs descended on OH to tour the models but I heard from several people recently who now live in Trevi/Amelai OH that their neighbors are locals, not FCB.

I now hear that van loads of FCBs had been cruising around in Hidden Canyon but Phase 1 and 2 are entirely non Asian.

While all of the above is hearsay to me, it does make me start to wonder whether this FCB thing is a myth.

Some just worries that if one community was overly dominate by one ethnic group it might alienate or turn off other potential buyers in the future.

Although Irvine population has about 30-40% Asians, these new developments of recent years have about 80%+ Asians.  Just look this pic of Cypress Village Elementary School and it shows a good reflection of home ownership here.
