Wonder if these houses look like 4,000sq. ft+ houses from the front.  Really does a disservice with only a two car garage facing the street.  Seems like these houses are pretty narrow as well.  From the black and white elevations, the houses look pretty mediocre. 

Obviously, they will probably be amazing from the inside, but they don't seem to have that street appeal.

Either way, I am not in that market so my opinion means pretty little.

Compressed Village - what type of car were you driving?  Wonder if you had a Rolls Royce (assuming you weren't driving that) if things would have been different. 

Maybe the first call would have been something along these lines.
Security: There is a man who would like to see the houses.
Person: What is he driving?
Security: Rolls Royce
Person: Let him in.

Instead of

speaking of China man and fancy cars. saw one driving a golden lambo out of CV shopping center the other day. I bet that guy would have no trouble getting a walk in tour.

Phase 3 pricing came out. Some of the lots are much bigger than the earlier phases. A couple of them are over 11,000 sqft.

Getting rezoned to the new Portola High might be a plus. The brand new facility is going to be fantastic. Uni High's principal is moving over to lead the new school. And, IUSD has proven that they can take a brand new school from 0 to high performing in no time at all, like Jeffrey Trail Middle School recently or Northwood High years ago.

Do you have any specifics as pricing goes?  I assume they increased.  Can you share specific lot numbers, etc.
 
So they release 3 phases even before the official grand opening, that's impressive.

Wonder how much HC impacts sales on Amelia/Trevi and also wonder if Amelia/Trevi  have standing inventory now like most of the Grove homes.

The lot number is listed on the pricing sheet as Home Site #. You can see pricing from previous phases below.

They've gone up a little but not too much. The same home with smaller lot would be priced similar to an earlier phase with somewhat bigger lot.

I heard from sales that grand opening has been pushed back to mid-April as the models still needs quite a bit of work. But, it doesn't look to be hurting sales. Capri has a total of 120 homes and they've already sold 12 as of today.
 
A little bird told a realtor friend... that none of the Marbella buyers in phases 1 and 2 are FCB. So far it's all been local, culturally-diverse buyers, and a younger age group than TB expected.

25 homes out of 138 (Marbella) sold in a month... I don't think they're worried.

My Interpretation:
If no Cash Ballers are buying that. That means the Cash Ballers do not think it's a good deal. Just taking a guess.

LCB?  I thought that was only a myth!


 
Hey guys-

Just thought I would chime in here since I'm a Marbella buyer in Phase 2. Half the lots in our phase was FCB all local folks. They are very strict about not having investors.  I've met many of my future neighbors and none are asian so far, at least in our phase, not sure about Phase 1. The folks in our phase come mainly from Shady Canyon (maybe the non custom houses?) and QH. What was interesting was on the two pre-sale tours we went on, it was all Asian so I was totally surprised not many are in our phase.

Model openings have been pushed back to mid April. As someone who has bought and sold 5 houses in Irvine, I will say that the Marbella houses have been one of the most impressive houses I've seen, especially on the interior. I also agree with one of the previous posters that the buyers have trended young from what I've seen. Let me know if you guys have any questions!
 
Here's a couple of pics I took this weekend. Also just to clarify for garages, it's three car garages for Marbella with option for fourth garage for larger lots. The views from the models in Marbella are worse than the rest of the lots for sale because they needed to keep the Marbella models close to the Capri models near the entrance of the development.

An Asian-free new home development in Irvine?
Locals buying $2.5mm+ homes in Irvine with cash?
