The side yard setbacks are too short.  But atleast the yards are not back to back like Amelia in Orchard Hills. 
The circular volume entrance adds $475,238 to what is otherwise a 2 million dollar home. 
And if you are really lucky to get a model with the double spiral staircase, you are looking at easy resale to a fcb for 50% profit in 2 years.
 
Ridiculous guard entrance for viewing by appointment only. I had sometimes to kill during lunch and I thought doing a drive by.....And stop by a guard and said that I can not go in without appointment. After several phone call by the guard to the sales people and more than 15 minutes of my lunch time he turn around and said you can not go in without appointment. Common, it is not even a neighborhood yet and they want to keep it a secret....Complete turn off for me.
 
Yes because FCB's have priority. I saw the Mercedes FCB bus making the rounds on Tuesday. I don't care what the agents keep posting on this site about Hidden Canyon being a diverse neighborhood, it is probably not. At the moment, I suspect that a vast majority (if not all) of the shown sold/deposit homes are FCB buyers.  With homes that close together I am also wondering what the parking situation will end up being like on a $2.5M+ home. Hopefully everyone has enough money saved to buy the extra car garage option so that this is not an issue -- not that anyone is likely to use it for anything other than storage!  Bottom line - TB should be careful not to "turn off" to many non-FCBs with their ridiculous antics of appointment only showings -- AKA FCB priority sales.  For the record, I am right there with you, it's a complete turn off.

You need to prequalify to make an appointment and get passed the guard. If you can't qualify you will have to wait till the models open like the rest of the 99%ers.  :o 8) ;D
 
you just need to look like a Chinese national with a suitecase full of (fake) dollars to get in without appointment.

It's fairly typical for builder to only let pre-qualified buyers into the community that haven't opened yet. They don't want liability in case someone get hurt walking through models that are still being built. I remember OH was the same way. Now, if they keep it by appointment only after the community is open, that would be different story.

lambert ranch had same setup.  once models were built, it was open for all but until then, you had to make appointment to visit
 
does anyone know if toll brothers allows cash buyers to get an unfinished house?  i remember some builders allowing cash buyers to get a house without a kitchen or bathroom and giving them some nominal credit for not receiving those items.  the benefit obviously is  that kitchens and bathrooms cost a ton from the builder and you can customize the upgrades for 1/3 or less afterwards. 

i know its not possible for financing as lender needs a finished house to loan against.
