Also, I just read that The Farm does 6 prisoner counts / day while the Mens Central Jail only does 2 counts, so if you buy near here at least you got that going for you.

My 2 cents on this issue: 1) Should an inmate escape, wouldn't he go as far away as he can from the area?  Meaning, the areas close to the jail are probably the "safest?"  2) As far as visitors, isn't it less likely that they are from the areas past Baker Ranch (Foothill Ranch, Mission Viejo, Ladera, etc...)?  Meaning they won't be driving past Baker Ranch to visit the inmate.  I would think most will probably drive along Irvine Boulevard or Trabuco, so again, not driving by Baker Ranch.  Thoughts? Comments?

Rule of thumb: when you're explaining (jails, school districts, street noise, McRib smell), you're losing.

San Gabriel - 2,985 sf (plus luxury outdoor room of 259 sf)
17: 1,043,995 (5,909)
21: 1,043,995 (4,777)

Palisades - 3,028 to 3,268 sf (luxury outdoor room is +269 sf)
19: 1,028,995 (6,915)
16: 1,063,995 (6,000)
23: 1,093,995 (6,953)

According to them, all the above homes are sold.  They do the usual prequal process and some sort of lottery but openly admitted that cash bumps you to the top of the list.  Prices above do include some electrical and plumbing upgrades.  No structural upgrades though per salesperson.

For the most part, lot sizes are in the 5000s.  Most of the homes backing Alton are in the 4,000s.  A few random 6000-7000s in the corners.

I guess FCBs can't escape San Gabriel after all.

This one seems like a decent price.  No one behind you or on one side, and the lot size is nice.  I'm actually interested in the Heights but I think I'm going to wait for lots 66-75 to open up because those are the only ones in the Heights where your neighbor isn't peering into your back yard from their upstairs bedrooms.

If they're too expensive by then (since I have no idea what phase that will be), guess it wasn't meant to be.

Yes 66-75 are the ones that back to the self storage facility.  You can kind of see the tops of something barely (looked like RV's maybe?) from afar but once your near the lot you can't see it due to the angle.  I think it would be really quiet and nice there...

Bones, you seee any downside to those lots?
 
My husband and I did walk all of the first phase Heights and Highlands lots, and while the lot sq ft numbers seem pretty good on paper, when you see it in person, with the frames of the homes already up, the actual useable yard space is pretty disappointing. There is some sloping behind many of them which is included in that sq footage, but is worthless space. And many of the Heights lots on the "appealing cup-de-sac" are overlooking noisy Alton parkway.

And @bones and @aquabliss, you are absolutely right about something being wrong with lots 19 and 20 - they are literally RIGHT across from some factories/manufacturing facilities and these this huge compressor thing that makes a LOT of noise. It was audible from all of the Highlands lots. And it was on a Sunday that we were there, so it apparently runs ALL THE TIME. I certainly wouldn't be dropping  $1.1 mil on a home with that right across from it. I was in total shock that this is where they would choose to place their most expensive homes.

If there were more inventory available, I would just prefer to buy up in gorgeous Foothill Ranch.



 
Thanks both for the responses.  I did park at the street right in front of Heights lots 70/71 and got out of the car, looked around a bit and listened for any noise (street noise or factory noise), especially after reading ilovecheese's post... It was really nice and quiet there and I think it would be less dense than other area's in the community. 

Bones you make a good point about it being commercial space so in 5 years who knows, there may be a siracha factory in my back yard - something to think about.  Not sure if it's worth taking the risk but at least something to think about.
