First time posting... long time visitor of this thread in particular.

Went to the Knolls and Ridge phase 1 release this morning and it was crowded! Shea read off names from the priority list for the Ridge first and I'd say 10 - 15 of the 20 or so names called were a no show (taking them off the priority list). There were a few deferring to a different phase. The Ridge has only 4 units in the first phase (if I remember correctly) and all 4 sold.

The Knolls was next and had 9 units in the first phase. I think there were 5 deferring to a future phase and probably 8 or so no shows. The other 9 units sold out and it is planned for a phase 2 release next weekend. They weren't releasing any information as far as your position on the priority list but I got a glimpse of the non-contingent priority list for The Knolls and they maybe had made it half way down the list. Looks like the first few phases that are released are going to be sold out pretty quickly. My wife and I are already making plans to the units being released in phases 4-6 due to timing of selling our place and how lengthy the priority list looked.

Time will tell though.

This one seems like a decent price.  No one behind you or on one side, and the lot size is nice.  I'm actually interested in the Heights but I think I'm going to wait for lots 66-75 to open up because those are the only ones in the Heights where your neighbor isn't peering into your back yard from their upstairs bedrooms.

If they're too expensive by then (since I have no idea what phase that will be), guess it wasn't meant to be.

I didn't walk the lots but something must be wrong with Lot 20 and 19 since they are priced cheaper than other homes with smaller lots and neighboring houses.  I'm thinking it may overlook something unsavory?  Maybe some industrial complex with noise machines that someone else referenced in an earlier post?  There has to be a story here.

Are 66-75 at the Heights the ones that back the self storage facility?

Lots 20 and 19 are priced lower because they oversee the back of factories directly.  The sales people confirmed that.  If you walk the lots, the see through iron fences, show directly into the back side of the factories.  Probably a good idea to walk during the weekdays to see what kind of work goes there. 

However, the homes backing into Alton aren't that bad.  Since the slope is pretty high, the street is way below you and there is somewhat of a view of the hills with no one directly behind you.

Huge turnout for The Knolls Phase 1 release this morning.  They sold all of the lots.  The did not sell all of the Ridgeway lots (sold half) and will be calling buyers for the unsold lots.
 
USCTrojanCPA you're right about Ridgeway not selling out... Forgot they got through the list and said they would start calling the non-contingent via phone. Knolls was crazy. A lot of younger couples and young families. Makes sense considering this is the first development in a long time that I can remember offering single family homes that aren't starting from $700k+

I think the price points may be too high given what homes at PP are selling for based upon the sticker price along with the schools not being up to par to Irvine either.  The Knolls are the entry level detached homes and most of the buyers looked younger...20s and 30s for the most part.

You mean baking in the sun before they started calling out names?  At least I got a little color today.  haha

Makes sense...there are no detach homes in Irvine currently selling for high 500Ks/low 600Ks.  Jasmine is coming on board in CV to fill that void but everything in Irvine for that price is attached condos.

When you get above $750K, there are many more options available in SG, CV, and PP.

Really? It has been reported that "while many California districts contain more schools, only the SVUSD includes more California Distinguished Schools than any other district in the state." BR's schools - Serrano and El Toro are among them. Foothill Ranch Elementary, which Baker Ranch is also zoned to, is one of approximately 13 (or so) Blue Ribbon Schools in the district. SVUSD School Report - (Note: more schools have been recognized since this was last published / updated.) As far as technology goes, FRE makes use of iPads, same as Irvine. The school also had an all new computer lab installed this fall. And as mentioned earlier, El Toro High is one of only 2 high schools in the county to offer ECP (Early College Program). The other being Tustin High. Irvine students do not have the opportunity. El Toro High students may graduate with their Associate's degree and their diploma at the same time. It is a popular program. The credits transfer to UC/CSU schools.

Athletically-speaking, I received word from a fellow TI member via PM that the Northwood High School football coach has quit this year. The past 5 years, the school has tumbled from grace. Apparently, Tesoro High in Capo has wiped the mat with them. I'll let someone who knows more about high school sports than I do analyze what this means for the future of Irvine's athletic departments, scholarships, school reputation, etc.

Not that Irvine parents will care about any of these -- it's all about brand.
