Just tried to stop by the highlands and the heights.  Turned the corner, saw the street lined with cars and turned around to go home, haha.

FHR elementary is ranked 165 and then like 278 academically for those curious.

Good to read an update on the crowd. I had an appointment to go down today, thinking it would be all clear by now. I guess not.

Hey! (I still haven't seen you driving around! haha)

Yeah, we may drive by again tomorrow hoping that the crowd will clear up a bit.  I don't think it will be fun trying to get a feel for the house with people swarming around so much! 

Personally, I think living nestled in the hills has more of an appeal though.  I do wish BR luck in their sales though and sell to some quality occupants who share similar values.

From what I have seen about FHR elementary, the school seems good.  I don't think it should be a detractor in anyone's willingness to purchase in BR or FHR. 

People use numbers to justify real estate purchases.  Look at this forum, people always trying to justify their purchase against people who have differing opinions.  For many though, housing purchases are emotional. Buy the house that you like that fits your values and smirk when people try to put your neighborhood down.

No SVUSD elem school is in the top 30, while IUSD has 5. But that's just data, perception is much more compelling.

Interesting example given from my p.o.v. considering Stonegate is actually the school we attended before moving. 3 years as an IUSD parent @ Stonegate / WBP. 3 years as a SVUSD parent at FRE. I believe I'm the only parent on TI who actually has first-hand experience with both districts and can compare precisely these two schools!

Good to know about 3 years of experience with both schools.

Specific to FRE teaching standards and SVUSD school district standards appreciate if you could provide pros and cons.

So what are everyone's thoughts on what Shea will do knowing that they could not sell out Ridgewood's partial first phase.  Will they keep trying to push pricing and just take 4-5 years to sell everything out or will they go to the city and try to get more Knoll's product approved as there is obviously more demand at that price point?

Based on discussion with one of sales manager told me will increase up to 15K depending on lot size for Ridgewood.  Shea was still considering very good response in selling phase 1.

We know weak demand for Ridgewood may possible to convert to Knoll if this trend continues.

Looks like home buyer thinking investing $800K worth or not, considering school district.

As BONES said more options available in SG, CV, and PP for $800K provided smaller lot size compared to BR or may be zero lot detached.

BR HOA is $100 more compared to SG?

Shea is a public company and doesnt have the luxury of waiting 4-5 years to build this thing out. they need to produce every quarter. TIC is one of the few, if not the only one, who can shut it down or bleed out inventory over a long period of time. if this place has trouble selling shea will cut their losses and move on.
 
What do you mean by cut losses?  Drop pricing until they can sell out or just abandon the project and sell to someone else?  I am high on the priority list for Ridgewood but not interested in pulling the trigger if they will cut pricing or offer a lot of incentives in later phases.
 
My best guess on each phase if they can?t sell 60% of houses in Ridgewood community.
After 2 or 3 phases Shea may attract the customers by provide incentives for upgrade.

cut their losses = price it to sell even if it means reducing pricing. these guys care a lot less about keeping home buyers in phase 1 happy by increasing pricing every phase. if it didnt sell well in phase 1, something is going to have to give and that will probably mean the prices.

Maybe it took you moving OUT of Stonegate for it to go from 14 to 1. :)

(yes... I'm kidding... but I do notice that in the OC Reg rankings, schools move rather quickly up or down in just 1 year)
 
I am just going to keep showing up a deferring and see what they do with pricing for each phase.  Even if they don't raise prices that much maybe they will end up throwing in upgrade credit to try and get people in.  Thanks everyone for your feedback.

I doubt that they will cut prices, but I can totally see them start throwing incentives for design center upgrades and/or a good sized lender credit for using Shea Mortgage.
