Additional update from one of my friend applied for pre-qualification and he received this info..
Steven Chong from Shea mortgage lender recommends to apply after 3 to 5 months because his max budget $625 for Knolls.

If you apply now you will be bottom on the list below several hundred of people.
Based on market conditions Home price will increase form phase to phase. You will have clear picture after few months and you can apply for pre-qual based on your budget.
 
All those people that came to see homes.. and they care barely get going out of phase 1.  That jail can't help.. I'm sure it's not fun to drive by it every day if you're going to and from work.  Will be interesting to see how pricing goes.

Can you provide update on  Heights or Highland?

I believe that Highlands is sold out for Phase 1 and Heights has 4 out of 10 homes remaining, could have changed since the weekend though (in either direction).

My Woodbury condo is currently in Escrow and ill be looking to buy shortly thereafter.  My wife and I are trying to decide between Whistler at PP, Baker Ranch Heights (maybe Highlands) or wait until at least pricing is released at OH and evaluate that.

Honestly the jail wouldn't bother me if I knew it was going to stay at its current size.  I've been driving past it every day to and from work for 9 years and its had zero impact on how I live my life.

The thing that bothers me is the potential expansion and possibility of more violent criminals being housed there.  I think it could really impact property values (especially in BR), 5 years from now if this all comes to fruition.

Brookland did sell out and they have over 2k qualified buyers. The one thing a lot of people are forgetting is that you can differ to the next phase if the home you want is not available. My guess is that at Ridgewood many people wanted specific plans and differed to the next phase.

Related to the Jail i have heard that the city of irvine is fighting hard to prevent an expansion. Once residents in BR move in they will also put up opposition to any expansion plans since it must be voted on. I would not be surprised if in 5 years there is no longer a Jail in its current location. Another fact is the PP / GP expansion for home show they will be even closer to the Jail than BR. So you will live in irvine, by the Jail, paying MR and 75K more for your home compared to people in BR.

I have also heard that many of the schools the new homes in Irvine are zoned for already have very long wait lists, just because you are zoned for a school does not mean your kids will end-up going to that school....

In regards to Ridgewood, if I remember correctly only 2 out of all of the non-contingent priority list buyers who were called selected a plan.  Of those 2 the first guy was a Shea employee.  Everyone else who was called all deferred or were no shows.

I don't think anyone is comparing Baker Ranch to the undeveloped parts of the Great Park.  That's not the choice in front of buyers right now.

Yup...and half of GP will be in Irvine but zoned into Saddleback Valley USD.  You can bet that the builders/developers of PP put as many high end homes as close to Irvine and within Irvine USD as possible.  It remains to be seen what they are going to near BR.

There is going to be a HS near the BR site right?  or.. they might be moving it since it's close to the jail.

Yeah but that's in a separate district. The BR kids go to El Toro.
