I noticed this comment on BR's FB page. I wonder how many are in the same boat.

"The first sales of Baker Ranch was THE scene this morning! Large crowd of priority buyers!! We represented our daughter and her husband... their names were called (high priority!) and they could have bought one of the first nine homes!! When I was there at the grand opening, while walking through one of the Toll Brothers sales offices to reach the models, the sales lady yells loudly, "ANY CASH BUYERS HERE??".

When I visited during the week, it was 50/50 Asian & White (and 0% "other".)

I took mental notes. In that mix, I saw:

3 "Darth Vaders"!
1 large, extended Filipino family
1 very fobby-looking young Chinese man (Homer, did we finally meet??)
1 interracial W&A couple
2 elderly white ladies together
1 white couple
1 white trash lady - oh, plus me! -- that makes 2
all white salespeople

One of Shea's parking signs had what looked like a Vietnamese subtitle under the English words.

The only Hispanics were the ones working on the homes.

Here are the price sheet for Ridgewood and Knolls.

Came to know Ridgewood prices will be stable and may increase up to 5K for each phase.
Due to popular demand Knolls prices will increase up to 10K each phase.

All Phase 1B Ridgewood and Phase 2 Knoll are sold.

Where did you hear about the Knolls pricing going up each phase? Was that an assumption based on the pricing increase between phase 1 and 2 or did someone from Shea say something?

Just curious as a lot of the draw of these was due to the relatively low pricing for a new "single family" home. If prices go up much more I could see a lot of people walking and spending over $600k on something with a backyard.

We had our names called on Saturday at the phase 2 release but deferred to another phase because the only ones left were plan 1. We are re-thinking about even buying at The Knolls because of the possible price increase. Crazy to see phase 2 go up that much and the lot sizes were anywhere from 300 - 600 sf smaller than phase 1.
 
Yesterday I discussed about 20 min on this matter with one of senior sales rep.
She told Shea will definitely increase price for Knolls.
She told next phase will be at least 2 to 3 weeks and around four hundred people are desperate to buy Knolls.

Ridgewood is not that demand because of price factor at Lake Forest.
 
Has anyone heard any updates on how the a Heights and Highlands are selling? I think I remember hearing that Highlands sold all Phase 1 and Heights still had 4 out of 10 lots remaining. Can anyone verify?

Finished reading through this topic from page one. New member here.  :)

Wife and I are very much interested in the Knolls. We are first time home buyers and are glad to see some SFR in our price range (wife wants new construction if we can get it). We went to the Phase 2 release on Saturday, our first such experience. I was a bit surprised to see the 10-15k price increases over phase 1. I can't imagine they can keep that pace for too long. The market has to find an equilibrium.  At this pace Plan 3 will be at $400/ft^2 by Phase 4. At that point I don't know if I can justify the price.  Thoughts on the price increases?

We don't have kids so we aren't particular about the floorplan we end up with but I noticed that Plan 3 seemed to be the most popular choice (there were many of young families there on Saturday).

I've had trouble getting a hold of the mortgage broker for the Knolls, I can imagine he's quite a busy guy these days, I'm trying to figure out where we are on the priority list (he has all of our pre-approval materials and claims we're on the list). I'm hoping we're up near the top by now. Any tips on how to find out the latest positioning on the list?

Side note, prepare for many more seemingly dumb questions from a first time home buyer in the days/weeks/months ahead.  ;)

Buy a resale home and re-model it. The Knolls aren't even true SFR.
