I saw 1 Asian buyer with their older parents and rest of them not..

Depending on buyers response, I came to know Shea will give you included optional fire place or goumet iland etc..
For Ridgewood I notice from phase 1A we have 3 homes options included out of 5 homes and phase 1B only 1 home out of 4 homes.

For Knoll Phase 1 3 homes options included and Phase 2 none.

Unless my non-Asian FCB knows Chinese, I doubt they've become friends.  Plus the lady downstairs is on some Exorcist drug, she nuts!

She's just weird.  My movers ran into her and they were like what's up with this lady.  I think she fears men.  I was working in my garage one day and she was walking with her kid riding his tricycle.  She saw me in the garage and literally ran away and left her kid behind.  Poor kid just looked at me with that "at least you don't gotta live with her" look on his face.

She also has the FOB driving syndrome, she's crashed into both sides of the condo wall a few times already trying to get her car into the garage.  Comedic!

On attached vs. detached...

We've owned both.

I'd strongly suggest not biasing all attached - there is a wide spectrum of difference in attached product. Obviously, the less attached the better -- but some designs are so well done that I wouldn't hesitate to buy/rent them. Woodbury's Santa Barbara is in this category, for example.

The template is no neighbors up or down plus living spaces that aren't adjacent shared walls (only hallways + bathrooms). The shared "wall" consists of wall + air gap + firewall + air gap + wall. All walls + ceiling are finished with double drywall. Done right, you will never hear your neighbor, period. In fact, in higher density detached products, you have exterior wall + zerolot gap + wall -- hell, I can tell you stories about our former neighbors in Stonetree Manor despite not having a shared wall.

So there's a spectrum.

If you can find an attached product set up as described, you'll get the benefit of paying attached prices but without the traditional downsides. Conversely, there are some detached products priced at a premium that have the downsides typically associated with attached products.

YMMV.
 
Hey, does anybody know if model homes such as the ones at B.R. or just any models in general have hidden security cameras in them?? I've always wondered that.
 
Look for the next Cal Pac attached project. Benefit is the attached pricing with no attachments at all private spaces other than stairs, bathrooms and kitchen cabinet walls. Cal Pac's innovation and creativity impressed me the most.

On a different note, I am thinking about going to take more photos @ Baker Ranch. Thought I would check and see which tract people are interested in having pics of. (I already posted photos of The Knolls, all 3 models, within the O.C. Real Estate Board.)
 
As of this past weekend, Toll Brothers are now "including" the California Rooms at no charge on all sales of The Heights.  They've been open all of 4 weeks and they're already giving $25k incentives (that's what those California rooms cost last week because I asked). 

Doesn't sound good for them.  I have no idea how they're going to sell 50+ $975k homes a mile away from the jail.  I have to admit though it has been tempting but I just think from an investment standpoint it's quite poor location wise.

Honestly if they just would have put these on the other end of the initial enclave I think they would have done much better.  I mean $1.1M to overlook a warehouse is just not appealing.

that is just going to be the first of the upgrades thrown in with no further price increases in future phases.  I think Tolls did/does OK selling million dollar homes in Yorba Linda but there doesnt appear to be an appetite for these in LF. i guess folks prefer to live next to oil but not next to jails. I think YL is more affluent than LF as well with a higher quantity of million dollar homes throughout the city. maybe they will build more knolls and less heights down the road.
