Prices increased for all model homes and I asked sales reap and told me at least 20 new names are added during this month to the priority list for Knolls.

Coming to Ridgewood regarding phase release she told its corporate marketing strategy.
 
All houses in the knolls sold the day they released.  I went to tour this weekend and they gave me the price list but said everything was already sold and had to wait for the next release.
 
I went to the phase release for The Knolls since one of my clients who was on the waitlist was out of town.  There were at least 100 people there.  Prices are up about $15k-$20k from Phase 1 so plan on the homes selling as soon as they are released.  They'll keep increasing prices each phase until the demand levels out. 
 
Just noticed their last email coming through.. had Asians.. maybe they are now aware of who they should be catering too.  lol
 
Today Shea called for Ridgewood phase 2 for sale of 8 home sites.
I saw around 40 people turned up.
Few people did not show up and few differed.

One model left and remaining 7 homes sold.

I see Phase 2 price increased for only premium lots.

Phase 2 I see few smaller lot sizes compared to other phases.

From afar...it seems like Baker's Ranch has a market for those looking between $500K and $600K.  Anything above that is tough sledding. 

Ridgewood is only on phase 2 nearly two months later and no price change.  Not a great sign.  At high $700K, it's competing against Saratoga (smaller yard, no driveway, slightly smaller house), Springhouse in PP, and Marigold in CV (motorcourt, smaller yard, smaller house).   

Looks like people are picking location and schools.  Ridgewood really needs to be around high $600K/low $700K to be competitive.

Really?  Then why are The Knolls, which are now in the low to mid $600s for about $400/sf, selling like hotcakes with over 100 people at each phase release?  I don't disagree that the air gets thin outside of Irvine for buyers of $800k+ homes but they'll sell the Ridgewood homes.  Shea will not drop the prices on them as they are a stubborn yet quality builder.

That price range is a sweet spot and will sell well for new families.
 
The Highlands will be releasing more home sites tomorrow, 3/29.

250 more Baker Ranch homes are now anticipated. The topic du jour is rezoning a commercial area to give up a 30 acre strip of land adjacent to the new sports park which is tentatively scheduled to open this fall, near Portola Pkwy, the 241, and Rancho Pkwy. The rezoning discussion was on the Planning Commission agenda last night, 3/27. The PC and city council must now approve the zoning change for it to proceed.

Do you realize how many kumon centers we could have there instead?


Does anyone know if they will have indoor basketball courts?  I saw that they have two outdoor courts, but in his rise to his throne, Homie only plays on indoor courts now with a climate controlled atmosphere.

The place looks great and it's on the "other side" of the freeway!
