Baker Ranch in Lake Forest / Foothill Ranch

When I was driving on Alton Parkway toward Baker Ranch, I passed by these fences with a bunch of razor wire on top of it, and I thought...is this the famed MUSICK jail people here talk about???...and yes it is!....

Pavilion Park is close by too....I guess Stonegate is better!

Is PP really only 2 miles away? Why is my map showing 3.5 miles? Well either way, it's within walking distance for the jailbirds!

I thought my house in FR would be closer than PP but I'm about 4.7 away (and uphill).

There is going to be an expansion

Bringing the James A. Musick jail in Irvine closer to a major expansion, a state board on Thursday awarded Orange County an $80 million construction grant.

The proposed 384-bed facility would focus on rehabilitation, with classrooms and therapy rooms in addition to minimum- and medium-security dorms.

While officials say the model is good for society, it hasn't swayed opponents who have been fighting expansion plans since 1998. The Irvine City Council opposes construction, and has two lawsuits pending against the county. Near Musick, developers are building million-dollar homes, heightening tension.

I eyeballed it using google maps for the distance, plus when I was driving back, PP seemed really close.

Also, I just read that The Farm does 6 prisoner counts / day while the Mens Central Jail only does 2 counts, so if you buy near here at least you got that going for you.

BR Sales Agent: Yes, but it only houses inmates for minor crimes.
Baker Ranch Customer: That is a very big concern.
BR Sales Agent: They count their prisoners 6 times per day!!! while the other jails only count twice per day.

My 2 cents on this issue: 1) Should an inmate escape, wouldn't he go as far away as he can from the area?  Meaning, the areas close to the jail are probably the "safest?"  2) As far as visitors, isn't it less likely that they are from the areas past Baker Ranch (Foothill Ranch, Mission Viejo, Ladera, etc...)?  Meaning they won't be driving past Baker Ranch to visit the inmate.  I would think most will probably drive along Irvine Boulevard or Trabuco, so again, not driving by Baker Ranch.  Thoughts? Comments?

In this hypothetical scenario...the guy will likely runaway from "civiliization"  Going toward the hills and BR seems to make sense.  Steal some clothes from the town center and bail into the mountains. 
 
I didn't finish my review.  Alton Parkway looks really beautiful.  They lined the streets with palm trees, and you can tell that in a couple of years as the trees flesh out, it will look great.  I'm pretty sure the prisoners will appreciate it, and so will Site B Irvine High students.
 
So you buy homes near a jail at a discount, and you sell at a discount.  Who is the winner?  The one who bought the home to live in, and got it at a discount due to the jail.  Someone should thank the jail for being there.

I just got an idea...if you wanna buy in Baker Ranch, stand outside and hold up a sign saying the jail is only half a mile away to scare away potential buyers.  Then when the price tanks, you can swoop in and buy!!!
 
Yeah I think these homes are actually pretty dam expensive.  In a couple of months, we'll see if the jail affects the sales.

A different way to think of it is:
Would Shea and Toll Brothers have increased their list price by 10% if the jail was not an issue?
 
About 15 minutes ago I got a call from one of the Sales Managers at Baker Ranch.  She wanted to schedule a time with me for this weekend to come in and select my lot.  I said "oh so that means I've won the lottery?!"  She responded "well we had our lottery today and now we're going down the list calling our VIP buyer candidates".  Which pretty much means I didn't win any lottery.  I hadn't even shown interest in the lottery during my first visit. 

I'm thinking people aren't lining up to buy their $1M Lake Forest home as quickly as they thought they would.  I think these will sell eventually, but not sure they'll be flying off the shelves.

I don't know if you're familiar with the Lake Forest Keys homes but they sell for over a million, are generally under 3ksqft., are 40 YEARS OLD and are not far from this development. Granted, the BR homes are not on a lake but not all of the homes in The Keys are waterfront either. Here are some examples for comparison in closing price, days on market, etc.:
