IPO - Appreciate all the work. I can't imagine what the index value is looking like these days for some of the places in the county that aren't holding up nearly as well.

One of the nice things about NPS and NP is that the Mello-Roos, er... "Community Facilities District" taxes are lower there than in the TIC projects built from 2005 forward. I think the same is true for the HOA fees.

I can see how you got an index of 220 from your spreadsheet but how did you get the Nov. 06 index of 273. I am trying to use this to come up with prices for other properties I'm interested in.
 
Thorn HIll appears to be an Alder Creek unit. My guess is 2300-2400sf... One of these owned by Wells Fargo, with the third floor attic option for 2600sf, recently sold for $810K.
 
Ten - You could always find out who the bank is and make them an offer. It may be slow and arduous dealing with the bank directly, but you may get a better deal if you can snag it before they hire a realtor to do the sale. There are some other complications (e.g., you may have to evict any occupants yourself, no inspection), but maybe you can get a lawyer on the cheap with your smooth talking ways.

<p>I think Countrywide owns Thorn Hill now. They appear to be the holder of the 1st. Foreclosing loan balance of $780K. </p>

I’ve only worked with agents, thinking it would be difficult or over my head trying to work with the bank directly. As far as my smooth talking ways, apparently that’s getting me nowhere since my lawyer charges $200/hr. Maybe I need to look for a hot (is there any other kind?) female attorney, however, that may conflict with my core value of not “paying for it”. See my post in the Eliot Spitzer thread.

Looks like their neighbor, 70 Rockport at $934K will be forced to cut as well.
 
<p>70 Rock has been in escrow for two weeks now Ten. It was the first of the dueling Rockports to go...</p>

<p>Escrows are falling out at an increasing rate, no doubt due to increasing mortgage rates. Or maybe, the buying population is just getting wiser?!</p>
