waiting list at san mateo?

NEW -> Contingent Buyer Assistance Program
Stopped by at San Mateo today.  They are now at phase 8.  They have two lots with the backyard facing an inside street (i.e. not the main street like san canyon).  Those are good lots so I was surprised that no one on the "waiting list" wanted them. 

I think the price on the plan 1 was $561k for about 1600sqft.
 
Was there a two weeks ago and heard on 2-3 of the units marked "sold" (which btw, just requires $15k deposit and mortgage approval) became available and with a small builder credit which might mean a net lower cost than prior phase.

Anyone go there the last few weeks? I think I'll cruise back over there in the next week or two to see what the sales situation is. I looked at San Marco and thought that San Mateo had a better neighborhood layout. San Marco came out at a little less with the new phase btw.

Correct me if I'm wrong, but perhaps the best time to buy a home if u are time flexible is during dead season... or will they just close their sales office?

They won't close the sales office until pretty much all of the homes are sold.  Look at Laguna Altura, they haven't been selling any homes basically and they keep their offices open over there.

the first 3 phases have a 6 to a "motorcourt" setup... phase 4-6 have 8 per motorcourt... (not sure about the others, they are on phase 8 ).  it's wide enough that you can have 1 car coming in while one is going out... the ends of the motorcourt are squared with a wall at the end (not bulb shaped... if you know what i mean, also no houses or garage doors directly at the end, all homes have to make a right or left turn into their garages).  hope that helps.

Thanks....I just got an opportunity to drive into the completed phase today after my first time at Las Ventanas.  I have to say...  The motor court really makes a difference.  It's so narrow.  I drove in and had to back out.  I couldn't imagine some soccer mom/dad with a minivan/SUV maneuvering through that thing.  I wouldn't buy one.

Not trying to convince you to buy one but just wanted to give a better idea to other readers... if you pulled into your garage you would not have a problem backing out of the garage and then driving forward out of the motor court... Its funny i used to read bkshpr write about how great it is to have an older home with a detached garage... Well I own one of those in the sgv.. And the driveway to the garage is longer and narrower than my current motor court setup and there is one way in and one way out... I find that way harder to back out my van when i go back then doing the three point turn out of my motorcourt now.  Not to mention that I have to do this with the mirrors folded to get past the gate. With that said  I've seen a lot of detached condos and how they are laid out.. and I perfer the ones with the garages in the back.

I completely agree...if I had young kids there would be no way I'd buy a motorcourt setup for the fact that it puts the front door where the kids go in and out, right next to where 5 other neighbors pull their cars in and out.  The detached condo layout with the garages in the back are much safer, with kids typically going in/out the front and cars going in/out through the back.  The "normal" SFR layout with front door facing a normal width street also gives kids enough distance from cars backing up.  Even most apartment layouts seem to be safer ... seems any layout provides more peace of mind than a motorcourt setup, imho.  Kids rushing off to play and adults rushing off to work seem to be a dangerous mix for motorcourt layouts ...
 
I prefer the garage in back layout as well (Stonetree), but I don't like the ones where the front door is only a few feet from your neighbors. 
 
I find whether the front door is in the back or the front, kids will play in the motorcourt because it's the "culdesac". And no one takes their bikes, scooters, skateboards through the front door of their house.

I have friends whose kids turned the association landscaped area in their rear garage motorcourt into a landing zone for their skateboard ramp. I wonder if the HOA landscape company is irritated they have to replant periodically.
 
If your detached condo is on a motorcourt then you must wash your car inside your garage.
That's a major hassle considering the narrowness of these garages.
Yet you most likely do not need any power extension to vacuum inside your vehicle. Not sure this advantage balances out the above.
 
I remember back in the day, some condo/townhome complexes had designated car wash areas.

I guess they don't do those anymore because that's one less lot they can sell.
 
You are not loosing out. We just got a place around there. Heavy construction trucks travel along Sand Canyon 24 hours including after midnight. On the contract it states, heavy traffic day and night and when we asked the builder, they assured us no construction trucks after midnight. Right. My daughter is loosing sleep over this and the builder is not responding. HOA is no help either. I have requested for Noise Test reports from the builder. Considering legal action now.

Maybe he has 20/20 hearing, or whatever the actual term is.  Though it is more likely he is just hearing the neighbors.  Isn't San Mateo the one right nest to the apartments?

yes, san mateo (especially the 1st 3 phases) are the closest to the apartments, but there is a street and parking that separates the apartments from san mateo.  with that said,  I do hear the apartment people partying sometimes past 12am... (but not nearly as it's not as bad as any of the 4 apartments that i've in, in the last 5 years)
 
i really don't understand the hatred toward apartment residents sometimes..some are choice renters and are in better financial situation than some home debtors
