Wow, took me a while to read through the whole thread. Great action on TI today, like watching a car wreck.  :)

To those who want to buy in the 2011 Collection--don't worry, there will be plenty of homes to go around. This is NOT 2006 and you will NOT be priced out forever.

I can understand how individual circumstances can push you to buy now.  But with so much RE head winds in 2011, why not wait a little and see how future phases pan out.

As a buyer and/or homeowner, it is important to understand the key players that affect supply and demand.  Like it or not - TIC is the BIGGEST player in the irvine market.  The fact that TIC owns most of the land in Irvine IS relevant.  They have a large say in setting prices.  If TIC decides to set the 2011 Home Collection prices at say $200 psf - then that home you love so much in WBE just took a huge haircut.  Sometimes ignorance isn't bliss.

This thread is turning into a car wreck.  Dan Young must be at the ferrari dealership as we speak....
It's the most action the forum has had in a while, not a bad thing.  It's fun when the TIC lurkers get involved.

hahaha  Some of those 2011 Collection homes are offering the same commissions as re-sale properties.  Just a matter of time before Irvine Pacific...errr TIC...does the same thing.  The first domino will be San Marino.
 
Hm why do I feel like I'm a big skeptic whenever I see people saying to buy now? Why do I suspect people to have ulterior motives on those "buy now" comments? Am I the only one that feel this way?

So many questions unanswered, I'll think about it on my 13hr flight -_-


On a interesting note, went to see a house during lunch time today. It's being rented out right now. Turns out one of the tenants is someone I know. What are the odds.

So who won?

IMHO, every one needs a reason to buy a home. With out letting emotions drive you, please make a decision that you wont regret! Having bought a home 3 months ago, I personally does want to buy/not-buy because of what others think or do (unsold/sold pins, future price increase/decrease). If you/family like the home (new or resale) and can afford it - go for it. If you are not selling soon, market vagaries does not matter!
 
After all of these comments the million dollar question is has villagepeople changed his mind or is he still content with his decision to buy San Mateo plan 1.

Poor guy created this thread to share his happiness to have finally made a decision and saw it shreaded apart by everyone. LOL!
