wow... i lots of comments, where do i begin, first let me clarify my first post... my first post was supposed to be just a market observation from a buyers perspective... just like ir2 does his market analysis from the agent perspective... which i appreciate.  my second post was simply a question to people who were in the market last year and if they saw the same thing in the first few phases of the 2010 collection, cause i just started looking after a fruitless search of aliso.

so somehow my comments get misconstrued and bones says "If you like the home and you are willing to pay the asking, then pre-register, go in and try to get one. " and then when i point out that i did say i pre-registered... he says to me that he wasn't really talking to me... uh, ok.

then pat-star tells me that i should camp out and pay whatever premium they want... then i say i didn't say i would pay a premium and would in fact might look elsewhere, he says that he was just trying to give me sage advice?  whatever...

i didn't come here to get advice, by people i've never met, on whether or not to make, what will most likely be, the single largest purchase of my life.  so to answer your question rick, no, my mind hasn't changed.... we will wait... if they call and the price is palatable, and the move in date is within range... we will take it... in the meantime, i will keep my eye out for resale, or i may re-visit the other two new homes in portola...

maybe someone will post something rude and claim they are trying to save me from the biggest mistake of my life, but the truth is, no one has a crystal ball so there's no telling what the future may hold... it's just that right now is the right time for us.

It's a good question because it is one of the only things not answered in the "Help" menu since the Thanks feature is an add-on. The method to remove a thanks is this: log-in, find the thanks you gave, and look for the tiny red asterisk in the top right-hand corner of your name in that thanks. Click it. This would bring up a box asking if you want to delete the thanks. You would normally click "yes" and the thanks will disappear. However, last night I discovered a database error that is preventing the removal of that thanks. I talked to the "IT Dept." about it and he will look into this when he has time. On the surface it seems that there is no quick fix so it may take a while (trying to fix it unveiled more errors with the Thanks.) There's a chance it may not be fixed but we'll see what we can do.
 
So is anyone buying at San Mateo now? Or are you guys going to wait for incentives. Went to the open house Sat. The homes look nice. There are going to be 20 phases! They are on phase 3 and said they'd be in 4 in the next couple of weeks.
 
Called this week they said they aren't in phase 4 yet. Maybe in the next 3-4 weeks? Not sure if the sales guy was exaggerating to sell off the current homes. Know there are 2 or so plan twos and 1 plan 3 left.

Not sure about plan 1.

Congrats on the purchase.  What kind of loan program will you most likely get?

i'm trying to get a 5/5 arm thru penfed (3.25 w/ .625 pts) and i prequaled a week ago but no one has
called me... i called them but they just said a loan processor will get to me... reading that other
thread on fat wallet, some people have gotten bad loan processors (seems like i always get them) and they can take forever...  if it can't get that i'll go with their lender,  -$1500 and a 45 day lock.
 
I stopped by today.  They are still on phase 3.  The sales lady said that many people are waiting for phase 4 since it is by the park.
 
Pricing is around ~570-605. Don't have the price sheet in front of me.

phase 2 prices are $500 more than the base... phase 3 prices are $1000 more than the base below...

not sure what's available, but +2000-6000 from the base prices is what i recall them adding to the base prices (in upgrades) for every home that's come out so far... (phase 4 will be the first phase where you can get them without builder selected upgrades, so they say)

OK, I am interested. detached for $550K??? This one has  my attention now.

What's the HOA and mello roos like?
And when people buy a new home, do they usually buy some upgrades?
I am not sure if I can buy any upgrades because I say 550K is my max. I don't think I can afford any more upgrades?
Is it possible to buy this home without any upgrade and live in it IN REALITY?

I am going there today or this weekend to check out the model.

so they've sold 26 homes in roughly 3 months... let's just call it 8 a month (since they did start at the end of march).. or 2 a week... is that faster or slower than primrose or sevilla?  what about compared to los altos or santa barbara?

Thanks. I somehow don't like portola spring very much and wow their MRs are so expensive. U was shocked by MR of primrose. Over $4000 per year????
San Mateo has better MR but it's still over 3K per year.... I am not sure if it's worth....

I'm not sure if it's worth it either, but I can't think of a newly built detached product in the city of Irvine that has less MR.
