Hmmm. In looking at the home prices near L.A. National Cemetery, that "local feature" doesn't seem to have impacted values.

Freeway close? Check
Good High Schools? Check
Top Rated University? Check
Major Employment Center? Check.
Veterans Cemetery? Check
Strong Property Values? Check.

Something else must be causing an issue with the pre-planned and disclosed cemetery. Just can't figure out what the problem is so I've got Top Men working on this answer now... Top....Men....

Did u buy at PP? I couldn't find the disclosure for the cemetery in my mountain of scanned docs.  Am I missing it?  But would love to see it.
 
I'll be damned! I forgot that I actually bought a home in PP back in Dec 2014 so I do have a hard copy of the reports.

There is a report called Contiguous Area Report Redevelopment and Remediation of the Former MCAS El Toro Base. On the 4th page, or page 17 of the report, which I attached here, it clearly explains the possibility of a veteran cemetery. See the section outlined in red.

When was that added to the disclosures?  PP started sales in Fall of 2013.  This legislation is dated January 2014.  So some buyers never got this.  Some buyers probably did.
 
It was a Sagewood home that I bought.

OMG, what have I done. The feng shui, the resale value. My wife will kill me now.  Is it too late to switch camp now? Yaliu? J$?  :'(

did they give  you this paper after you sign the paper or before you sign the paper?
 
The official Public Report given to the homeowner with all the disclosures before purchasing is issued on yellow paper (aka the "Yellow Report.")  Was this in the Yellow Report or from another document?
 
This whole section is titled
Disclosure Statement for Parvilion Park in the Great Park Neighborhoods.

It is a 26-page doc with several sub headings. This paragraph in question is on page 17. I initialed all 25 pages and signed on the last page.

I do have the yellow letter-size Conditional Subdivision Public Report Planned Development File No. 143197LA-C00. But the section I posted was from a legal-sized white doc, as I mentioned above in reply to Yaliu's question.
 
Bones - you don't need to buy in PP to know that there was a plan for a Veterans Cemetery all along. It was in the original proposal for the park, removed, added, mixed around, yet in the end still there. It practically takes willful ignorance to miss it.

Considering the distance from PP to where the current proposed site is, as mentioned earlier is hardly something to be concerned with. Focusing on how far away, rather than how near the cemetery might be seems to be a reasonable perspective.

Interesting, though, it did not make its way into the official Yellow Report, which basically lists everything under the sun.  Hmmm....
 
Orchard Hills, stonegate, Cypress, woodbury.. I still wouldn't want that.. not even West Irvine or the Turtles.  These graves need to be on the moon.

The guy who has been pushing for these vet cemeteries said, "don't hide us in on some hill".. sheesh.. get over yourself.  ;)

That's fair but I'm just trying to sort out the facts.  I am a buyer in PP and could care less about the cemetery (as stated in many of my previous posts).  However, the phrase it was disclosed was being thrown around so I just wanted to see if that was the case.  Someone just posted some disclosure that does indeed list it.  However, the legislation was dated January 2014.  The first closings at PP happened year end 2013.  So there are some buyers who truly may not have been aware.  You have probably lived in Orange County for a number of years.  Some, including myself, have not.  I don't know the details of the many iterations of the GP plans.  Of course, one could argue, OHMYGAWD, how can one who plops down millions of dollars on a home not do their due diligence.  Sure.  Shame on them?  I guess?
