I didn't say you said Santa Ana was diverse... but while you're busy throwing stones at Irvine... recognize that there are other cities that are MUCH LESS diverse than Irvine... and only 25 feet away. From Irvine down to the southern border of Orange County, Irvine IS more diverse. And if I break out the White/Asian data... that becomes more apparent. That's factual... regardless of who I play basketball with.

Who else thinks Irvine is not one of the more diverse cities in OC (zovall agrees with me)? Help IHS out because this way he can stop pulling bad math and desperate arguments out of his ear... I don't want him having to post his electric bill to prove that there are no Blacks in Irvine.

i actually dont lend to irvines racial diversity. i believe technically i fall under the white race  :(

i go by mexican, i believe hispanic/latino both just identify one as a spanish-speaking person. by saying mexican people know what country im from.  regarding jewish/jew, i dont care what you use, i just was always under the impression that jewish meant someone who practices judaism, which i believe is a religion, not an ethnicity?. maybe my mnderstanding is not correct?
 
To IHO. Don't take my math literally the difference in the percentage of black is minor in the whole scheme of comparison. Garden Grove and Westminster have a much diverse and equality in representation of many racial and ethnicities where the minorities do total up to a 2 figure percentage and rightfully so deserving to promote themselves as a diverse city.

Which is fine... but that still doesn't mean Irvine is NOT diverse. Again... compared to the entire OC, esp South County... Irvine is actually pretty diverse... more so within the broader categories. Your rhetoric won't change my opinion. You also say Irvine isn't safe either... and there is data to prove that... funny how you will use data one way but not the other.

It's relative anyways... like I said many pages ago... diversity to one is different to another.

I paid taxes in the city and I should be entitled to send my kid to the city schools. I hate our government but I still have to deal with them and allowing them to take 40% of my earning. I would never send my kid to private school when I can take back what I deserve which is a free education for my kid. I hate a lot of things and people too but I still have to deal with them on a regular basis.

My kid did not pass the test so Irvine schools became the fall back position just like UCI will be the dreaded college cushion. My kid did not pass the test but somehow still #3 in the entire grade.
 
Let me see. I own the title, I pay HOA. I pay MR. I pay the master Association. I pay gas, I pay IRWD, I pay for Waste Management, I pay for electricity and try to prove that I don't live there?

Well fact of the matter is San Mateo almost sold out !!!!

There must be something that they did right.
Either by offering just enough features/price/amenities/location or
identifying the customer base to perfection.

The price point of mid 5s is the what the masses can afford realistically. Good absoption is due to the fact that this is the lowest price detached home in the new home market.
 
Just dropped a $15k deposit at San Mateo. According to the sales office they are "officially sold out" but also said there are 1 or 2 more phases (5-10 more) that were not released yet. So its basically a bunch white lies, haha. I'm fairly certain that they will release more san mateo floor plans because its selling better than the other stonegate communities.

The pricing hasn't changed much over the last 12 months which is good for buyers wanting to wait out potential fluxuations, but its bad if you compared real estate prices around the world.... Average of 100% increase in China, 50% increase in Singapore, and 33% increase in Taiwan, over the same period (guess where I'm looking next).

So far I've been successful at deflecting the upsells (options) that they basically give you no time to decide on. About the most warning you'll get is the "bring your checkbook to the appointment" line. The list of options is mostly informative, some items in there are fairly decently priced, others are fairly comical.

So hopefully by the end of the year, my ~2.5k a month paid to rent gets to be paid to a mortgage company instead (yay?)

Did the sales people also tell you there is a strong demand for their homes? that they are selling very quickly so if you don't reserve a home right away it can be gone at any minute? Did they also tell you the interest rate is at all time low and there is no better time to buy? Lastly, did they hint the price may go up in later phases or San Mateo II?

Typical robotic response from any new home sales people.

Hahaha thx. Inside CPW there was only 1 or 2 locations that were "decent" but unfortunately those were the model homes that they don't want to get rid of. I would have considered the model for urban living type of feel in OC but they didn't want to get rid of those lol.
 
Yeah, they been saying that to me ever since last year and eventually stopped calling me. I actually wanted to put a deposit on 3 other homesites in SM that feels ideal to me, and in the process of trying to squeeze freebies those all got sold so u can definitely tell that they were selling several homes a week. Either way, having visited each of the stonegate communities almost half a dozen times over 6 months, u can definitely get a gauge of whats being sold and at what speed.
