When I was there, the sales person told a man that the home he wanted was hold by another people who was added on the waiting list one year ago.

Lastly, does anyone know anything about the lending process with Wells Fargo? They seem to be purposely opague about giving me info such as exact numbers, etc. Feels like their rates are a bit high...

Well, to be fair, all sellers have to disclose everything there is to disclose about the home.. Which means that, no matter where you go, you'll see a laundry list. Further south, you'll see a nuclear power plant on the disclosure and about what might happen if theres a meltdown...

On this disclose list, it doesn't mention the toxic plume and SM is not near the plume. Maybe a real estate professional can tell us the existence of this on woodbridge sales disclosures.

Me, I'm more worried about the hundreds of garbage trucks that run up and down sand canyon rather than the smell, but fortunately SM is not that close to sand canyon like san marcos is.

Looks like there will be big amounts of reno/construction after closing date... Options that Irvine Pacific offers are ridiculously priced especially if you compare the prices at the local Home Depot, Lowes or Costco. If it were my choice, I'd skip all of the design center appointments (got 6-8 hours in total with them), take the house w/o carpets, wall paint, kitchen cabinets. But I'm guessing that they can get away with it because the options can all be added into the 30 year mortgage for buyers without the cash flow....

Chose very little in terms of upgrades, mostly just wiring and pre-plumbing that will be problematic to install later on. But even with this stuff it ran around $3k for it and I can guarantee you that if I sent contractor/handyman to run wires it wouldn't be $3k, i just didn't like the idea of punching holes in drywall because that in itself will have a bunch of patch marks. I also went with the regular white paint (they wanted $1500 to change the entire house to a different color (only choice of 5 neutral tones), no crown moulding, nothing.

I think the design team is great, but everyone should be reminded that the purpose they are there is to sell you on options and in my opinion they are at least 20-30% more expensive than if you went to lowes or home depot or costco to do it. Mind you, this is for them to replace what they will be giving you with something a little better, so if it really were a "design service" they should be giving you upgrades at way cheaper pricing than street price since its replacing whats already there.

Other considerations... I don't want to pay 1% property tax every year on my options. I don't want to put my options into the mortgage. Trying to stay at conforming (417k). I'm also a DIY guy, I like to find my own materials & contractors and have it all put together.
