Had a friend who tried. They told him to go to Strada where the price point is lower.

Got this one covered, because I actually asked on their lot 72 that is from a prior phase. They told me to go to Terazza  :-\

Guess the buyer they had a few weeks ago dropped out.  Wonder why the sales counselors can't post it on MLS themselves and instead have to rely on a 3rd party agent.  Maybe they don't have the time since they have a monster waiting list to deal with on new phase releases and need to take the help of an outside agent for standing inventory. :P
 
Picture 11 of 11 doesn't look appealing. Honestly, I don't like that stone look in the front of the house by the front door.

It's interesting how polarized this thread is - people either really love or really love to hate on Capella, and also regarding sales stats. IMO, I think for the price point, Capella having sold 28 homes (roughly) is remarkable.

But maybe I'm wrong? What are the sales stats for other homes in the Groves, e.g.: La Vita? Have they sold more homes consistently vs Capella?
 
It's a love/hate because people who chose not to buy there did so for strongly convicted reasons.  The people that bought there have strong convictions about their justification for overlooking said reasons.

Fair enough - besides the small lot sizes with Capella, what are the other reasons that people backed out or didn't buy?
 
Yea, anyone know what's going on with the non-capella grove tracts?  No one ever mentions Vicenza, Saviero or Messina.  Quick internet search shows 3 quick move ins at Messina, 4 for Saviero and 1 at Vicenza.  Doesn't look like TNHC shows quick move ins on their website.  They don't even show the prices for Amelia or Trevi.

For me, it was the following -

- VERY small lot size.  I have the same lot size for a smaller SFR and I already think my backyard is too small.  Smaller lots also increase the housing density so the neighborhood feels tighter and more crammed. 
- Location is not very convenient.  Local driving in Irvine is taking longer and longer during the morning and evening commute periods so living here would increase my commute time.
- Tustin School District.  You can always argue this point, but I can guarantee you that the buyer pool for IUSD is larger than TUSD and generally speaking, IUSD commands a higher premium.
- Price.  I guess this one is the biggest factor.  If price was low enough, I guess I could overlook the other factors.

I know a couple weeks back, Saviero had 8 standing inventory homes. It has been recent activity that has driven that number down. La Vita does not have any standing inventory yet, they seem to build at a slower pace. They have lots avail in the current phase but the homes are not completed. I feel like Capella is selling at a normal rate for a price point that is $1.4+.

Those are very fair reasons - we personally weren't swayed by TUSD personally, but for resale, it is a minor concern.

We were also initially put off by the lot sizes, but were able to snag a home with a larger than average lot, so that became less of a concern.

But all valid reasons!

I was there just last weekend and they still had a long list of homes available, some with move-in dates as early as June.
 
Sort of off-topic- but does anybody know what the flooring used in the Capella plan 1 and plan 2 were (slightly different from each other)? the sales office thought it was provenza but didn't know the details. Can anybody who is buying any taylor morrison home or cappella find out from their design center. We tried calling Provenza but the line was continuously engaged. Thanks much!!

Do you know if that is with or without options? I have a buddy who was in phase 14 of Strada (plan 3). Base is $1.2M, so with options, you're getting closer to $1.3M.
