Yes, we're starting to get used to the satin finish and lighter shades so popular right now. I'm a big fan of Provenza's Old World Fawn.

Hi Paris. Thanks! Yes we did notice that. My husband and I are generally drawn to the look of the matt oil finished woods. We were leaning towards the slightly distressed woods since they are much easier with young kids so it was nice to see that they look great as well (in the model homes). Thanks for your input. I should probably ask you this in the other thread but which wood and contractor did you end up going with? TIA

yes- Provenza Fawn does look nice, doesn't it !(Vicenza Plan 1 had that I think).
 
Of all the threads, it appears that Capella gets the most attention in the Groves section? Both positive and negative.

Also, on another note, and this may have been mentioned, but I believe one of the Capella residences is listed for rent already.

Also, for the home that was discounted by 50K - wondering if that was one that was already upgraded, and the buyers had no option to choose their own upgrades. If that's the case, then I could see it being discounted, as I've seen other developments do that.

I personally like Capella, some of the pros:
1) Gated
2) Nice floor plans (I personally like Plan 3, Open concept downstairs, 4th bedroom is bigger than the other plans, and reasonable loft space upstairs)
3) Next to the Resorts
4) Cheapest of the homes avail in the groves

Some of the cons:
1) Small lots - limited yard space

 
I think Capella is a good buy too, but I'm also biased! I was mostly into their floor plans, Residence 2 being our favorite.

On another note - the homes that were discounted were not newer homes, but rather older ones that were sitting from the earlier phases where the buyers had no option top pick their upgrades - probably the ones with the tiny yards in phase 1 or 2.

An observation here on TI is that higher the price of the home, the less we heard from the actual buyers.  The only exception are the HC buyers.  ;)
 
@Inc: Interesting observation :) Guess the buyers for high priced homes are too busy raking in the $$ to contribute anything to TI.

On another note, perhaps HC buyers (being the exception) contribute to the threads because a lot them are not FCB's, at least from what I've observed a few times visiting those threads.

We have young kids as well so distressed is a MUST! We went with a Provenza Old World downstairs (I think it was Milestone) and upstairs I did a Johnson Hickory dark wood. We went with Tompkins - they are great! The stairs was a custom job with white risers and dark stained wood steps. The flooring looks very much like Vicenza plan 1.

Thanks Paris! We are still trying to decide whether we should do carpet or hardwood for the upstairs and stairs. My husband wants to get hardwood everywhere but with the woods we like that can get expensive [We are thinking of either Du chateau or Provenza Old World Fossilstone for the downstairs]. Maybe I should look into some other woods for the upstairs to change up things a bit. I  now remember you saying that you were thinking of doing different colors upstairs and downstairs ( on another thread). And your stairs must look great! I thought I didn't want wood for the stairs till I saw pictures of stairs with wood on the steps and white risers. Also we wanted light wood for the great room and light colors on the stairs don't look as nice. You color scheme sounds really very nice and I am assuming all the different shades work together..:)

Our Tompkins salesperson seems nice but we are still figuring out whom to go with. Glad to hear you were happy with them. Thanks again!

I was nervous about the two toned floor - I think I did also post here trying to get opinions but after placing the floors we love them! And obviously it is a trend right now, alot of models have different flooring upstairs and downstairs.

We did wood floors everywhere including downstairs bedroom (which is my husband's office) but kept all upstairs bedrooms with carpet. I love carpet in the bedrooms because it feels cozy and warms up the space. Our Tompkins person was Rick - he was great to work with.

Amelia homeowner here. It's because we're too busy trying to get TNHC to fix all the sloppy workmanship we're having with our homes. TNHC advertises themselves as luxury home builders, but in reality they don't use any better subs than the other builders.

Gotcha! I want carpets in the bedrooms partly because of the coziness but mostly because I have an infant (and a super naughty toddler) and to cushion any falls. When I tell this to my husband (who wants  wood throughout) he says 'then we should have carpet throughout the house because she could fall anywhere'. ah men! though he does have a point. So I need to research area rugs as well..:)

Area rugs with wood or carpet is a good idea.  We actually have area rugs in the kids' rooms and playroom over carpet so when they puke/spill/etc, it doesn't ruin my carpet ;)
We also have Fossilstone.  It's held up well with young kids.

I never understood how these 3000-3200 sq ft homes are only 4 bedrooms.  They should have made 5th bedroom option somewhere.  Where'd all the space go, as their lofts aren't huge?

I can speak for the Plan 3, since I was most interested in that plan. The loft is a decent size, bigger than Plan 1 / 2 but all the rooms have their own bathrooms and they are bigger than what I've seen in other models. The master bedroom is large. The sitting area is oversized. The powder room downstairs is also large, then the rest of the space goes into the great room and the foyer.

I think Capella just didn't utilize the space very well.  We recently just saw Lafayette in Stonegate.  The largest plan 3 was a little smaller than Capella at 2800 sq ft.  You have the option of adding sliding doors upstairs to the loft so it becomes an office/den.  In addition to 4 bedrooms, all in 2800 sq ft.  They utilized the 2800 sq ft pretty well and had high ceilings for this plan at $1.1M.

Capella is 3000-3200 sq ft but only 4 bedrooms and small loft space (especially in plan 1 and 2) and no office option.  I guess they made the master bedroom too big and thats where the sq footage went.
