Orchard Hills - Capella by Taylor Morrison

NEW -> Contingent Buyer Assistance Program
So if you're upstairs and want to change the temperature for the upstairs zone, you have to go downstairs and change it?

Makes perfect sense.

Thanks for the advice.

Capella owners.  Are the dual AC control panels flipped?

For the downstairs control panel, it regulates air upstairs.
For the upstairs control panel located in the master bedroom, it regulates air downstairs.

Almost backwards isn't it?

That is clearly a builder/ vendor mistake so if this is the case call TayMo and get it fixed.
Our master bed controls upstairs and the one downstairs controls that same level
We have the WiFi setup so usually we make changes through the phone which is nice and easy when you're tucked in bed and want to adjust the temperatures  :D

That's convenient.  Was it a separate company that did the hookup?

No I don't think so. Only the panel control unit i an upgrade but it's still Aliso Air that is the air conditioner/ heating vendor. call them directly and have them take a look at it

Heard from some buyers that Taymo did not give them side gates. What the heck? Thats thr only community that didnt give buyers a side gate for their trash cans.

I feel like this was the case at their development in portola springs too (las colinas). But could be remembering wrong.

The plus side to this is buyers are forced to get a gate which more often than not is a lot nicer looking than the builder grade crap. Makes the development look better IMO

We have an opening on the side so no problems getting the trash cans in and out from the side BUT yes they did not include a gate (while other builders have included a gate for their residents). TayMo cutting costs at all cost basically. So we have to build a custom gate (which will cost about $1300) and I wish we can choose whatever gate we'd like but the OH HOA has required only one type of side gate can be put in - the ugly wood type  >:(

I would probably go with a nice wood gate vs wrought iron. Wrought iron always sounds good but over time it will rust, etc. so while it may look better for a couple of years you are probably better off with a nice wooden gate

What kind of wood gate is required by the HOA? Does everyone have to get the same?  Some wood ones can be pretty nice and you can customize it to your liking to match your house style and landscape style

Apparently thye have to be the same. It's a plain looking wooden gate, no character at all. I don't know why they care about the side gate so much as long as it matches the home and is not pink or red. But then again the Groves HOA design guidelines are very stringent so I'm not surprised.  ::)

Dang, $1.5 million and too cheap to put in a $200 side gate, my opinion of TayMo just went down even more.  Next year:  no front door!

Strada got them.  Amelia and Trevi got them.  Even Messina and La Vita got them.  Capella didn't get them and I assume Saviero didn't get them either.
TayMo is a cheaper builder.  I don't know if I would put them in the KB category but I think even Vicenza got gates.

But no one ever pays full price for a taymo home right? :)

Checked out my buddy's new home.  The walls around his house are only 6.5 feet.  That is LOW!  Anyone else notice these low walls?

I can only compare it to my friend's Messina home whose walls are way taller!

Those kitchen cabinets remind me of some jeans I had in the '80s

Those kitchen cabinets are actually from the Plan 1 model which looked really nice in the model but I guess when they put in all the intricacies into the model with the moldings and decor they look nicer  ;D Here it looks washed out because everything is so bland. That cabinet upgrade costs over $20k alone.

I agree the "view" is meh. The opposite side Orchards and hill side view is much nicer. This view feels like you're just looking out at a flat land of other homes with maybe a sliver of city views several miles out.
