Those kitchen cabinets are actually from the Plan 1 model which looked really nice in the model but I guess when they put in all the intricacies into the model with the moldings and decor they look nicer  ;D Here it looks washed out because everything is so bland. That cabinet upgrade costs over $20k alone.

At that price I think I'd just get the white thermafoil cabinets, then after closing I'd unhinge them and let my kids play with them in the dirt backyard for a couple of hours. 

That should do the trick.

I wonder if you can negotiate another $50k to $100k lower from the downward adjusted prices.  Then these homes become pretty attractive close to Strada with $100k option prices.  I should stop by this weekend and check out some of these quick-move ins.

With Strada selling so well, Beacon Park coming soon, and Capella having sitting inventory, now could be the ideal time to buy a Capella home.

When OH first opened, wasnt capella one of the quicker selling tracts?

yes because their price point was much more affordable for orchard view lots. And of course it was the lowest price point behind the gates.
 
Cheapest home in the best neighborhood is always the best investment.  Paris will do quite well and move to Hidden Canyon II in 2019.
 
Regardless of the standing inventory, Taylor Morrison still seems to be building new houses at Capella without a care in the world. Walked by the other day, and there were only 5 or 6 lots that hadn't been built on yet (currently being used as construction material storage). I wouldn't be surprised if they finish building by the end of the year.

On a somewhat related note, does anyone know the total number of dwellings that will be built in the Groves, including those in the area that is currently being constructed on and in Groves II? Thanks in advance.

That's good and bad for buyers. Good if you want a deal bc you'll be able to negotiate heavily. Bad if you actually want to buy there and want to fully customize. By building without buyers, taymo chooses the upgrades and it's not always necessarily what you want.  so yea, quinterra part two.

Plus another approx. 200 large estate home at the far north.

So close to 600 SFR to be build at the Groves North (Groves West II)





 
So looking at that pic, OH part deux will still enter/exit on the same 2 gates as og groves, 600 sfr's and however many cars they have minus all the fcb's that don't reside there (investment only)
 
Have been getting some random TIC emails on how great tusd is, could this be a significant reason.  But that would mean the rest of OH on tusd side having a hard time selling/quick move ins with price drops

I haven't been over there for awhile so will have to go and take a look at the set up now that they've almost built out. But I recall the motor court Cul de sacs were so large and smaller street space between them that when we were looking to buy last year I remember that being a concern for me with La Vita. I suppose you could have your guests park ont he streets of Messina just across the street  ;D
