Orchard Hills - Capella by Taylor Morrison

We loved the homes over at PP, but unfortunately there are too many negatives to justify purchasing there, so we decided to wait for OH, and went with Capella.

PP is a gorgeous neighborhood and very well designed and planned - we love the different types of homes, and how they don't all look cookie cutter because of the various developments. The neighborhood almost has a retro feel to it, and seems very welcoming - the homes are gorgeous.

The issue is that the home prices are all over the map - you have million dollar homes like Melrose sitting right next to homes in the 600's (or whatever their starting price was for homes)

I don't think that would make the values hold up well IMO - you also have a senior center being built across the street, a proposed veterans cemetery, and now this new issue with more toxic land found where the Portola high is being built.https://www.irvinecommunitynewsandv...amination-discovered-at-new-high-school-site/

PP is not a good buy IMO, but it's too bad, because I really loved the neighborhood, and the style of the homes being built there. Just very glad we didn't take the plunge on those.

You can get positive cash flow from a residential property, you just need to think out of the box.  I heard there is a birth tourism operation formerly in Lambert Ranch that is looking for a place to relocate.

Businesses, multi-unit housing complexes, the stock market to name a few.
Investing in businesses? Don't tell me your involved in peer to peer lending.
 
I think Eyephone is just digging for more info,  trying to rile you (perhaps he likes you, who knows?).  I think Capella is a perfectly good buy and if purchasing Capella represents living below your means, then you're doing very well.

For me, PP feels a bit too try-hard gimmicky (without all the associated environmental concerns).  There's something to be said for having some elevation.  Nice homes there though.

Who cares what anyone thinks - if you think Capella is a good buy, and it suits your needs, then don't worry about anyone else's opinion.

People will always try to talk down any area, as there are positives and negatives to each. People all over the forums here bashed Portola Springs, yet I know many neighbors that made out like bandits in selling their home. Take it with a grain of salt ;)

Regarding the comment about PP - right on point - they still did an incredible job marketing that place, it's a gorgeous neighborhood, and very charming, just not for us for too many reasons.

Which plan are you interested in? From what I hear you can get credit $5k credit towards closing if you use their lender. Not sure about design center stuff.

That's what we heard too - no other credits other than the 5K toward closing.

How many threads will you post about builder credit? Let me give you a tip, bring an agent with you when you see new homes to get agent credit from the builder. BUT make sure you have an agreement with you agent in writing, that they will give you a percentage of the commission. #IthoughtYouKnew
 
Just to clarify, I know about the commission rebate from the agent, but I was asking if an agent can negotiate additional credits from their design center as well.

We were in an earlier phase and could not. Maybe it might be different now for some of the standing inventory. Never hurts to ask though.
