You guys are probably right.  There are better options for $1.4m in Irvine for brand new.  These homes probably are not selling well.

So what are the better options? I'm in the market for a new house that is min 3k sqft with 4 bedroom and 4.5 baths. Prefer new construction and want to be around $1.4M.

Not much. Capella, arcadia, sausalito, last harmony in PP. If you aren't in a rush and aren't fond of Capella and ok with BP, I would wait until summer to see what BP offers. They should have 1 or more tracts in your range.  PP offered 4 tracts (I think) with your specs for sub $1.5m.
 
I'm quite positive it'll pick up soon.  How long do the homeowners have to complete their front landscaping?  Some of the completed streets in The Groves look derelict in positively unattractive without front landscaping.  Presumably they must complete it within a certain amount of time?

We have one year from close of escrow date to complete landscaping.

And you can't really fairly assess sales of Capella by saying only 27 of the 72 homes are sold because a lot of the phases are not released yet. Sales has a list of people waiting to buy and has lots already reserved (esp view lots)but aren't able to sign purchase contracts until the phase is officially released. I know our phase was held back a bit and delayed to allow construction and design center to catch up with previous phases so similar to that example there are reasons builder is slowing down future phase releases.

We looked in the $1.3mil range at many different new builds last year and found that the unique topography in OH alone will hold more value and even more than that, we enjoyed the surrounding environment so much more than flat lands of tract homes. We walk to the resort next door all the time and my kids love to use those amenities. All that for a $1.3 mil price tag with just over 3200 sqft and a very functional lay out was something we couldn't pass up.

I know that once all the homes in the different neighborhoods of the Groves gets their landscaping in, it will turn out to be a beautiful community to live in.

OC troll everyone's priorities are different so I guess you'll have to look at these new communities and find which one checks all of your priority boxes the best. Or you can consider resale homes which certainly would widen your options a great deal in that price point. Because remember that $1.4mil base price for new construction, you are really going to be paying $1.5-$1.6 minimum after you consider landscaping and update options (before or after COE)
 
For me, Capella Plan 1 is the best new home for sale at it's current price. Functional layout, behind the gates and in the hills...Can't be beat.
 
27 homes sold. May 31 grand opening so 9 months of sales. That equates to 3 homes sold per month???  Is that right?  Seems really low. As to waiting to catch up with construction, they didn't seem to have that problem at quinterra. They just kept building and building - sold or not.
 
@ Paris - the more I look the more I gravitate back to Capella. There really isn't much out there that fits what I'm looking for. I'm not a yard person so the backyard can go either way. I was seriously considering one of the standing inventory of Arcadia because it was cheaper and they were throwing in additional solar panels for free as well as flooring options, but the proximity to the landfill was a big turn off. I can see the landfill off one of the master bedrooms in one of the models, I think it was plan 2. Also there is no guarantee of stonegate elementry. I'm done with resale. I've remodeled countless times to bring older homes up to date.
It's a hassle and usually something will go wrong or can't be done so you have to compromise.
 
Capella Plan 1 if you can afford it...The location alone is incredible. Only questionable aspect is Beckman HS. Good school, just not great. Orchard Hills K-8 will be great, no issues there.

We liked Plan 1 with the conservatory and California room option the best.  It was funny eventhough Capella Plan 1 was only a slight modification of Quinterra Plan 1, the difference between the two models was night and day.  May be the 10 feet ceilings.  We should have pulled the trigger but couldn't get past the yard size, once you get out of the California Room you were essentially stating directly into the back wall.  Now, however, the price has gone up beyond my price point.  Someone mentioned that it went up only a little but I though the first phase was below 1.3 million and now it is north of 1.4 million.  It is however very difficult to envision that the price can keep going up with the really small yard.

Actually Beckman is already a great school.  Competition at the top is very intense.  The only way the API will go up however, Sorry Qwerty for saying this, if they rezone the Santa Ana Kids to Tustin High.

I've been saying it over and over, but the BASE price without any upgrades on Plan 1 is NOT $1.4.  For example, homesite 59 has a $1.402 price, but it INCLUDES a lot premium AND Conservatory AND California room.  Lot premium is $25-40k (not 100% on the exact number since I was given a range) and you probably know the price for the Conservatory and California room.
