The anticipated prices was $900k. When the first phase came out it was around $1.1m. (Approx. $200k difference)

Not sure what the sentiment is but Capella is mostly sold of their nicer lots. Only a few cant sell. But yeah, too expensive to be on the guarded side.

But La Vita is near the apts and on a motorcourt.
 
All Plan 1s now come with the Optional Conservatory (-> 3201 sq ft) which comes with a higher base price.  Again, this does NOT mean the prices are increasing with each new phase.  There have also been a few standing inventory properties that had to be discounted ~40k.  It might be wise to wait it out and see what happens if you're serious about Capella.

The Plan 2 with the 6371 sq ft lot is very oddly shaped.  It's a very sharp triangle lot on the side yard.  All your neighbors behind you are elevated so they all look down into your side yard.  Having no neighbor next to you on this side is pretty nice and will give you lots of natural light.  The back yard also has a slope so you would need to build a retaining wall to carve out a few extra feet.  The other interesting thing about this property is that there are 6 parking stalls (head in) right in front of the house!  Not sure I would like all that additional car movement in front of my house.

Between La Vita and Capella, I would have to go with La Vita.  The standard options at La Vita are much nicer than Capella (ie. Viking appliance package, maple stained euro cabinetry, and quartz countertops just to name a few).  In addition, the average lot size of 6000 at La Vita just makes it feel like a higher end neighborhood.

For some families that $300k is a big difference in base price (like the difference between Strada and Capella).  Capella might just be their chance to get into the groves without over extending themselves.  Because when considering a new build it's not just that purchase price but everything from flooring to window coverings to landscape all have to be accounted for and is an additional expense above that base price.

It's definitely something we considered when purchasing in Capella compared to a more expensive home in the groves. Considering all the additional expense that comes with new construction we certainly are happy with the choice we made because it's a financially comfortable place to be without feeling "house poor".
 
@ thelandofnoland - I believe what you're saying is true, I stopped by Strada this past Saturday and its a frenzy. I saw two families fighting over the lots. The parking lot was packed. Stopped by La Vita as well and they are slowly building as to not have any standing inventory. Over heard folks from other nearby cities selling their homes so they can move to La Vita. There were a few eyeing the same lot. Then finally stopped by Capella, moderate traffic but not as much buzz. So in your opinion what would be the target price for these homes to fly off the shelf?
 
I remember one (or more) builders in Portola Springs back in 2008 actually refunded $ to early phase buyers when they had to slash prices.  Wonder if that's happened again?  Quinterra?

They just offered a Plan 3 La Vita for $1.45 million. This price can be identified on either Brookfield Residential's site or Zillow. Considering this adjustment, this comes out to be only $407/sf.

Your $300K difference is invalid. Now, the Plan 3 La Vitas and Capellas are equally priced.
If you were considering the Plan 1 Capella, pay $300K less and go with a bigger home in Strada and IUSD zoning if you have a child. If you were considering the Plan 3 Capella, might as well go with Plan 3 La Vita for larger square footage and lot.

Well at that time it was a relevant reason why we chose Capella over La Vita, it was a significant price difference and we didn't care for those motor courts. But yes I agree with you, if they were the same prices La Vita is a no brainer simply due to larger square footage and lot size.

As for Capella vs Strada I think there will be more value in the future to be the cheapest homes behind the guard gates, there is a certain exclusivity of being behind the gates and walkable distance to the resort.  And we liked the Capella Plan 1 floor plan which was so much better and bigger than any of the Strada plans in our opinion - most of the plan 1s (including ours) are built with the conservatory and sitting room which makes it 3223 sq ft in size which is larger than any of the strada plans. At the end of the day it's a personal choice.

Per sales they are continuing to sell and it's picking up as we go into Spring. I doubt they will be slashing prices any time soon. Every week we see a new neighbor move into the neighborhood and construction is ongoing so not sure where the rumors are coming about that sales here is dead.

Interesting, La Vita overheard and increased their Lot 72 to $1,461,600. Also the plan 3 is no longer $1,450,000. Its going for $1,463,800. All this talk about La Vita being a good deal has given them ideas. If they keep this up Capella will look more attractive for those wanting the "behind the gates" feel.

The price increases could be due to builder added options.  Capella should be increasing their prices soon too due to the upcoming upgrade cut-offs.
 
We ended up choosing Capella over La Vita, because we didn't want the motor court, and ended up paying a bit more for a larger square foot lot. We were fortunate enough to get on the list where we could hand pick which Capella home to purchase, and ended up getting over a 4,000 square foot lot.

We've lived in motor courts, and while we were lucky enough to have great neighbors, we prefer to avoid that like the plague, especially for the high prices you're paying. To each their own, but motor court was an absolute deal breaker with La Vita, at least for us.

I was at Capella this past weekend. Not sure if I remember correctly but it looks like the prices are going up again? Could this be?
 
We were in the earlier phases, so it wasn't too bad - they are charging premiums for larger lots, but the price difference between phases isn't too bad, I think around 10K?

Does anyone know if they are getting close to being sold out, or do they still have a significant # of homes for sale?
