Wait are we rewriting TI history here? I don't think anybody was ever that excited about quinterra. It was always a third/fourth type option for most in that price range. It's a value tract.

When was La Vita Plan 1 ever $1.45 mil to start? It's always been $1.5mil and above as a base price.
And the Capella Plan 1s in the earlier phase were $1.28mil base which is a big difference from most of the homes offered in the groves which all were starting at closer to $1.6mil base.
For some families that $300k is a big difference in base price (like the difference between Strada and Capella). Capella might just be their chance to get into the groves without over extending themselves. Because when considering a new build it's not just that purchase price but everything from flooring to window coverings to landscape all have to be accounted for and is an additional expense above that base price.
It's definitely something we considered when purchasing in Capella compared to a more expensive home in the groves. Considering all the additional expense that comes with new construction we certainly are happy with the choice we made because it's a financially comfortable place to be without feeling "house poor".

Your $300K difference is invalid. Now, the Plan 3 La Vitas and Capellas are equally priced.
If you were considering the Plan 1 Capella, pay $300K less and go with a bigger home in Strada and IUSD zoning if you have a child. If you were considering the Plan 3 Capella, might as well go with Plan 3 La Vita for larger square footage and lot.

Interesting, La Vita overheard and increased their Lot 72 to $1,461,600. Also the plan 3 is no longer $1,450,000. Its going for $1,463,800. All this talk about La Vita being a good deal has given them ideas. If they keep this up Capella will look more attractive for those wanting the "behind the gates" feel.

We've lived in motor courts, and while we were lucky enough to have great neighbors, we prefer to avoid that like the plague, especially for the high prices you're paying. To each their own, but motor court was an absolute deal breaker with La Vita, at least for us.
