you can kind of overlook the tiny lots of capella for 1.3, but once you start getting to 1.4 and higher then it seems a bit more ridiculous that you can touch the back wall of your yard from your house. especially when you realize that just because it's in orchard hills it's a 350-400K premium over quinterra.

I can totally see ppl parking their cars half in/half out of the driveway or outright just parking in the shared motorcourt area next to their house. People have issues with cars parking on the street in front of their house, imagine this happening in a motorcourt. This is how bad blood starts with neighbors. I bet street parking on the street between the La Vita motorcourts and Messina will always be filled with parked cars. Actually these Capella homes (lot 15 to lot 30) setting high above Vicenza. Dove to Vicenza's lot and notice Capella's lot have decent elevation over vicenza's lot and I wonder if these home will have the glass wall instead of concrete block wall.
The big question is how much lot premium TM is going to charge for these lots. Someone mention at least $100k but could it be $150k or $200k more?
Currently Capella is at $1.4 million and if these view lot's premium reach $150k, than these Capella home seriously reaches La Vita plan 1's price territory. So Capella's view lot (smaller home, smaller lot) at over $1.5 million or La Vita's (motorcurt setup) at over $1.6 million.
