9 ft cielings on the $1.5M home make Plan 1 a non-starter for me.
Over the weekend I saw LV price sheet (for last phase) and I think LV Plan 2 was $1.6M- $1.7M.
So, we're talking $200K plus for 1222 SF more yard.
Then you have to budget yard install/maintenance costs.
Then throw in motorcourt living.
I dont begrudge anyone making that choice, it's just not for me.

Actually I was just at the model homes yesterday and the price for the plan 2 available was $1.6, with the plan 1 for $1.52. I was actually surprised going through the models, Brookfield did a good job putting together a product quite different from other Irvine homes. There was an open/airy feeling to the designs, nothing like the cramped feelings I got going through Capella/Messina where they seemed to be trying to fit as much as possible inside the space. The entry/foyer for plan 2 was so nice. Just didn't like the first floor master bedrooms. The plan 4 lots were also very nice, but wish they had an option for a 5th bedroom in both those models.

The first two listings are sold by Keller Williams but the last listing is sold through TM. How is that possible? Are the first two resales already?
