Yes, I used RF to list a condo last Fall and I was extremely happy with the photos and 3D view.  The only thing is it's up to the seller to do a good job staging before the photos.  For a 1% listing fee, they aren't going to handle that for you.  My unit was vacant as renters had just moved out, so I paid to have it professionally cleaned and then hung up large photos of palm trees and tropical beaches.  I also bought potted palm plants for the patio to make it pop in the photos.  My place was in Huntington Beach so buyers in that market love that stuff.

That's where this convalescent home is really lacking though.  It's clean but just has a sterile look to it.  There are no signs of warmth.  A good staging job would make this place look more desirable and cause buyers to overlook flaws like the lousy floor plan.

all white counters and white subway tile backsplash don't help either.  needs a good bowl of fake fruit to liven the place up.
 
Have you guys tried those wall murals?  The one I tried was a pain and very messy.  Mixed this glue stuff and put it all over the wall, put the mural up and it started peeling a couple weeks later... then I put nails in it and still peeled and looked awful.
 
Check information on installing wallpaper.  We used to install wallpaper ourselves back in 1980s.  To get a good result you need to do prep work on the walls first.

I don't know if it's b/c BTB is calling attention to these BP homes, but there seems to be a ton of $$$$ BP homes on the market of late.

Or maybe he thinks housing is over heating with interest rates rising and the unfavorable tax law for CA real estate in the horizon? Smart move by the seller.  :)

They want that 'lived in' look to make it more of a reality-based listing.  The bed is not made, there are lotion bottles toppled over on the master bath counter, and a pile of shoes at the front door.  I'm surprised they didn't include a pic of an actual resident sitting on the pot.

This one is interesting... a huge 2419sqft 3bed/3bath with elevator!...for a darn good price of $879K by today's standard. Hell you can't even get that at Delano for that price. But... it's been stuck on the market for over 100 days....  probably the tri-level curse?  But... it has elevator... it's supposed to alleviate parachute grandparents problem.

I don't think people realize how debilitating that high MR is until you get that first bill.  That's probably what's doing it.  Many people have definitely drawn a line in the sand regarding how much MR they're willing to pay and the GP neighborhoods have crossed that line for many. 
 
Yikes.  Every listing I click on is worse than the last in terms of pictures.  BP is ripe for a realtor to come in, take over and be the GO TO person.

I'm not putting down GP. No, I'm bringing awareness to an issue I'm seeing and that is that these homeowners are not doing a good job marketing their home like other TIC villages. I mean, 3D tours and professional staging are pretty standard now.

Or perhaps GP owners THINK that their homes are so special it doesn't need 3D tours and professional staging. The stucco boxes practically sell themselves?

Wellll let's be honest here... i think you secretly get a teeny tiny bit of joy seeing all these flailing listings at the GP :)
